As winter settles in, the Christchurch rental market remains relatively stable. While demand has eased from the busy summer period, quality homes in good locations continue to attract strong tenant interest.

📉 We are still seeing increased competition among newer two-bedroom townhouses, making presentation and realistic pricing more important than ever.

April Rental Market Update – Christchurch

April has arrived, and we are coming out of the traditional “busy” period where most tenancy turnover occurs. Activity is beginning to settle, and we’re seeing that reflected across our portfolio.

One noticeable shift this year is that fewer tenants are choosing to move. With the costs involved, many are opting to stay put — creating greater stability across tenancies.

Available rental stock remains tight, although we do have some new supply coming to market shortly, including:
• A development of 7 brand new units
• A development of 6 new units
• 2 large, high-spec 4-bedroom townhouses

Overall, conditions remain balanced, with steady demand and a continued focus on well-presented homes.

Christchurch Rental Market Update – March

As we move into autumn, the Christchurch rental market remains steady with consistent tenant demand across most suburbs.

There are currently around 999 rental properties advertised on Trade Me across Christchurch, which means tenants have a reasonable range of options. In this environment, presentation and realistic pricing are more important than ever when securing quality tenants.

At Rentworks, we’re continuing to see strong stability across the portfolio. Vacancy remains below 1% and over 99% of rent continues to be received as expected, which are both great indicators of a healthy rental market.

February Update | Christchurch Rental Market

February is traditionally one of the busiest months for tenant demand, and that’s continuing across Christchurch. Well-presented homes priced in line with the market are still attracting strong enquiry and securing tenants quickly.

While demand remains healthy, tenants do have more choice than in recent years. From a financial point of view, minimising vacancy is often more important than chasing the highest possible weekly rent. Even a short gap between tenancies can outweigh the benefit of a higher asking price.

Presentation also continues to matter. Properties that are clean, well maintained, and ready to move into consistently perform better, helping reduce downtime and support longer-term tenancies.

🏠 Rentworks Monthly Market Comment – November 2025

There’s a lot happening right now for property investors and landlords. Labour has released details of its proposed Capital Gains Tax, and we share the NZ Property Investors Federation’s concern that the policy unfairly targets providers of rental accommodation. No clarity has been given on how inflation will be treated, and interest deductibility still hasn’t been ruled on — both big issues for everyday landlords.

🐾 New pet regulations also come into effect from 1 December 2025, including the ability to charge a pet-bond (up to two weeks’ rent) and the requirement for tenants to get written consent. This will be a big shift in how pet-friendly tenancies are approached, and it’s worth preparing now.

📍 Here in Christchurch, the rental market remains steady but subdued. Properties are still renting — but it’s taking slightly longer. As we always say: well-presented and well-priced properties continue to perform well.
