| Attention all house-hunting humans! Allow me to introduce you to the furry four-legged members of the Jopson & Co team. Meet Wilson, Willow, and Gus – the real estate pups who make things happen around here.

First up, we have Wilson - whose owner is Matt (me). This black lab is quite the character, with a taste for drywall and a love for leftovers from a BBQ. He's a real water dog, so don't be surprised if he tries to jump in the pool during a showing. Just be warned, he's not a fan of sleeping outside, so don't even think about leaving him out in the cold!

Next, we have Willow - whose owner is Danean. This English springer spaniel is half demon, but don't let that scare you. She's a ball of energy and loves running around (hopefully not in your future home!), playing with balls, and indulging in a little bit of peanut butter. Just be careful not to tell her what to do, because she likes to be in charge!

First-home buyers! As someone who knows a thing or two about real estate, I want to give my take on this article - "Is now a good time for a first-home buyer to get into the market?'. While this article does raise some valid points, I believe there are still plenty of reasons to be optimistic about the current housing market.

I know it can be frustrating to hear conflicting advice about whether or not now is the right time to buy. But the truth is, there's no one-size-fits-all answer. It really depends on your personal circumstances and what you're comfortable with.

That being said, I do think there are some advantages to buying right now. For one thing, there are a lot of listings on the market and not as many investors competing for them. This means you may have more bargaining power when it comes to negotiating the price.

Plus, with interest rates on the rise, there's a chance that prices could start going up again in the future. So, if you're planning to stay in your first home for a while, buying now could be a smart move.

Of course, you also have to be realistic about what you can afford. If the higher interest rates are going to stretch your budget too thin, then it might be better to wait until you have more financial stability.

And if you're feeling discouraged about the prices in your desired area, remember that you can always compromise by looking for a smaller or less expensive home, or even in a different neighbourhood.

| I'm thrilled to introduce you to Emily Clemence, the secret weapon behind Jopson & Co's client relations and marketing success.

Emily's talent and expertise are on another level. She can manage projects like nobody's business, craft campaigns that make your head spin, and create strategies that are so data-driven, it's almost unbelievable.

And let's not forget about her organizational skills. She can juggle more projects than a circus performer, and somehow still finds time to complete her law degree. I mean, who does that? Emily, apparently.

We are absolutely over the moon to announce that 69 Te Korari Street has just sold!

Let me tell you, this was a busy campaign! We had potential buyers coming in from all over the place, drawn in by the amazing outdoor living and indoor/outdoor flow. And let's not forget the separate lounge and office, perfect for those who want to work from home (or just need a break from the chaos of family life).

Of course, the icing on the cake was the ample parking space. You know what they say: the family that parks together, stays together.

We received 4 offers at the deadline, which just goes to show that the property market is still going strong. While there was some uncertainty going into the new year, our campaign proved that people are still eager to buy great property and are willing to meet the market to make it happen.

A big thank you to our amazing vendors, who were so proactive in getting minor repairs done and even provided lollies for our visitors (which, let's be honest, is the true way to win over potential buyers).

All jokes aside, we are so thrilled with the outcome of this campaign and can't wait to see the new owners settle into their amazing new home.

Let's talk about that recent news story of the Auckland house selling for a million-dollar loss. Ouch! While that may be a tough pill to swallow for the seller, it's important to remember that real estate is a complex and ever-changing market. What may be true in one part of the country may not necessarily be true in another, and what's true today may not be true tomorrow.

Here's what we know: the housing market in Christchurch is currently strong compared to the rest of the major centres, with prices looking like they’re starting to stabilise. It's official - we've sold 1/6 Chardale Street and we couldn't be happier! It's not every day that we get to market a property as charming and unique as this one, and we knew from the get-go that it was going to be a hot commodity. From the forest green door to the beautiful river views, it's safe to say that this property had it all.

Despite interest rates going up, we had no shortage of interested buyers. In fact, we were pleasantly surprised by the number of first home buyers who were keen to snap up this gem. Maybe they were drawn to the beautiful location, or maybe they just really wanted to live in a house with a forest green door - who knows?

All we know is that we're thrilled for the lucky purchasers of this property, who will soon be able to call it their own. We're sure they'll be just as charmed by the mature garden and Oamaru stone construction as we were.
