In New Zealand, landlords and tenants share responsibility for water charges — but the split is clear under the Residential Tenancies Act.

✅ Landlords pay the fixed charges.
These are costs that apply whether the property is occupied or not (things like connection fees or base infrastructure charges). Because they’re incurred regardless of who’s living there, the law says they stay with the landlord.

✅ Tenants pay for the water they actually use.
This only applies when the property has its own water meter and the supplier charges by consumption. Then the metered usage (and any related wastewater charge based on that usage) is the tenant’s responsibility.

🎉 Celebrating 8 years of Taylor at Real Property Management! 🎉

Eight years ago, Taylor joined us as a part-time administrator. Fast forward to today, and she’s now a Portfolio Supervisor, Shareholder and BDM — talk about career progression! 👏

Along the way, she’s become an integral part of the team, helping grow the business, look after our clients and, of course, keeping everyone on their toes. 😂

We thought it was only fitting to celebrate with a throwback to Taylor’s very first email signature. Safe to say, things have changed a little since then!

We’re incredibly grateful for everything Taylor has brought to Real Property Management over the past 8 years — although I’m sure the team deserves a medal for putting up with her for this long! 🏅😂

“Healthy Homes Certificate” – the myth

There’s no legal requirement for a “Healthy Homes Certificate”. That’s a marketing product created by some assessment companies. What the law actually requires is that your rental complies with the five Healthy Homes Standards — heating, insulation, moisture ingress & drainage, ventilation, and draught stopping.

You must assess the property (or have it assessed), keep records that prove compliance (including receipts for any work done), and include a signed Section 13A Healthy Homes compliance statement with every new or renewed tenancy agreement.

We recommend using a professional assessment company for accuracy, especially for heating — this must be calculated using the Government’s official online heating tool, and you should retain that report. But if the property doesn’t pass first time, you don’t need to pay for another formal “certificate” after the work is done. Keeping the invoices and evidence of the remediation is what matters.

Recently, Naomi had a conversation with someone who had enquired about one of our rental properties. She took the time to answer their questions, explain everything clearly, and make sure they had the information they needed.
