The end of a fixed-term tenancy can often cause confusion for both landlords and tenants.
Does it automatically end, or does it continue?
A fixed-term tenancy does not always end on the expiry date. In many cases, it will automatically become a periodic tenancy unless either the landlord or tenant gives notice to end it.
Landlords can only end a fixed-term tenancy at the end date for specific reasons set out in the law, and proper notice must be given within the required timeframe.
Tenants can also give notice if they intend to move out at the end of the fixed term, but this must be done correctly and on time.
