Here’s what we’re seeing on the ground right now:

Median price: $735,000 (up 2.7% year-on-year – now at a record high)
Sales: 696 in February (up nearly 3% YoY and a strong rebound from January)
Days on market: 45 days on average
Listings: 1,873 properties (up 2.4% month-on-month)

Rental market:

Median rent: $575/week (flat year-on-year)
Demand is strong, with +13% more searches
Properties are renting faster, averaging 17 days on market

What does this mean?

Christchurch is holding up well.
We’re seeing modest price growth, good buyer activity, and a healthy, functioning market.

At the same time, stock levels are increasing — which means more competition for sellers. Presentation and pricing are becoming more important than ever.
