Jag who was our tenant in 2022 and 2023 bought this home, lived here 3 years and handed to us to manage when he and his family moved back to Sydney.

It’s a gorgeous home. He trusts me, I got super good tenants in last month. His plan is to retire in Christchurch, which is many years away. Let’s see how things pan out. I wish you all the best Jag.

When a tenancy ended the property owner didn't want us to pursue the rent arrears $785 after the bond was refunded to us and the water charge since she was our tenant for 7 years.

The tenant thought she could squeeze money from us by making an application to tenancy tribunal for compensation of $10,000. She forced us to make an application against her.

It's always my principle to avoid any tenant having a negative record on a tenancy with us, even if we are pi**ed off. A negative record can be a pain on them for many years. But from time to time we were forced to make an application against them like this.

It’s shocking. A tenant of ours got his rent paid to us from his pension and also got his bank to pay us until the end of October 2024.

Our Xero system had two separate records of him, his first name’s initial and surname, and full name.

Today I was startled to see two records and then knew he overpaid rent $9,290. I called him, he was confused and thought I was telling him he had rent arrears before I repeated it.

Wongeoon Vast Pty Ltd was registered in Australia on 29/08/24, positioned as a holiday home management business. The website is wvx.au.

Our first apartment in Frankston, Victoria was advertised 26/11/24 on Booking.com and Airbnb. The first guest checked in on 28/11/24. It has minimal vacancy since.

Now we have a 2nd apartment in Frankston. It has a very good tenant who intends to stay. We have a policy that we don’t force long term tenants to move out for our holiday home rental business. Jeremy you are welcome to stay as long as you like.

Someone agreed to pay what he owed. I believed him. After two months from the end of the tenancy he flip-flopped, he didn’t pay and challenged me to go to the tenancy tribunal.

The law requires the postal address of the respondent for a tenancy tribunal application if the tenancy ends more than 2 months ago. He refused to provide his postal address and called me “looser”😏.

Today I threw back the word to him taking out one “o”.

Christchurch has been treating me and my family super well, it is always my base and home town. Australia is super lovely, I have been onto its current affairs for a couple of years, the more I listen, watch and read about it, the more I want to make it our second home.
