I Did Say I'm Not That flash at Facebook Posts!

The plan was to be a bit more regular, at posts that is, so perhaps this is the new regular - Once Every 3 Months.

To tell the truth it's been flat out, perhaps due to so much talk about interest rates coming down, and the canny buyers getting in before the lower rates have an impact on house prices, or maybe it's as simple as the usual Spring activity kicking in a bit early.

I've spent a bit of time in Riccarton recently, with a whole different type of buyer from those I usually see at the beach, the investors are really active looking for student rentals, there are quite a few downsizers seeing it as an affordable area close to town, and I feel like I've met half of those who work at the hospital.

Closer to home has also been busy with 8 sales in Waimairi Beach in 2024 alone to those who appreciate what's on offer with the beach, forest, walking tracks, golf course, QE2, the Hot Pools and plenty more to come in the area, it's an awesome place to be at any time of the year.

It's nice to see interest rates heading in the right direction before Christmas, it's got to ease the burden on those who might have gone a bit deep into a loan before rates went up. Open-Plan Beachside Living

What a perfect location, start your day with the sunrise streaming in through your front door, the beach on your doorstep, open-plan kitchen/dining/living/bedroom, well ventilated, rustic construction, although the building inspector did note some fresh cuts at the end of some wood so perhaps not quite as organic as it makes out - and the best bit, it's not for sale, just there for everyone to enjoy.

Spring is definitely a great time to be at the beach, no wind, not many people, good coffee if you need one - get down there and enjoy our beach at it's best.

Time For A Catch-Up

I did say I’m not that flash at doing regular Facebook posts, maybe it’s because I don’t want to bother you with every property I’m working on, or every stunning sunrise, or more likely it’s because I’m just not that flash at Facebook posts - I recall a school report from over half a century ago that said “could do better” it appears nothing’s changed.

It’s been a busy year, as you will see from the attached sales, these are since the last Halswell Rd post, throw in a couple of months on the sideline being looked after by CDHB, and it’s been flat out.

Last weekend’s Arctic weather was hopefully the last blast of Winter, Spring is almost upon us and looking over the next 7 days we have highs between 17C and 19C, keep ‘em coming.

Interest rates are finally heading in the right direction, the longer days, and a bit of heat in the sun, plus plenty of new listings, point to an even busier run-up to Christmas, I have a few on the way in the next 2 weeks:

The Best Seat In The House
It's been a long time between posts, and there's been a bit going on, but nothing beats a start to the day than a stunning sunrise over the water, and an empty seat to take it all in at 7am this morning.
I've got a couple of superb family homes for sale that are only a few minutes walk to be able to start your day with views like this, more on them later, for now sit back and enjoy the view.

The Call of the Open Road is Getting LOUDER!

My owner's dream of buying a quality camper and hitting the road for a year or two certainly got closer to reality with the sale of 119 Halswell Rd.

The new owners will be there for Christmas dinner, enjoying plenty of outdoor area for the kids to run around, and stacks of parking for the guests, and only a few minutes commute to the CBD.

River Outlook Captured the Heart

Through the open homes a steady stream of visitors came to enjoy the home, and the view, but heading into auction day the lucky buyers in the room were determined it would be their new home.

Springtime overlooking Hansen Park, and the Heathcote River, is definitely going to be a magical time for the new owners.

Whether it's riverside, or coastal, a good view with a bit of water involved, is always relaxing, and restful, and in demand.
