Did you know every landlord and property manager must keep proper business records showing all payments of rent and bond? These records must be kept for seven tax years after the tax year to which they relate. For landlords with six or more tenanted properties, the penalty for inadequate record keeping is $2,000 for each offence.

We are starting to see fewer properties available to rent than we would expect at this time of year and the number of tenant enquiries continues to increase. Today there are only 794 rental listings in Christchurch on TradeMe, but there are 935 in Canterbury. Given the surging populations in places like Rolleston, and the new motorways linking them to the city far faster than before, including Selwyn and Waimakariri in those overall numbers will become the norm. Even so, there are some parts of the market with very few properties to rent.

We weren’t able to complete Routine Inspections under Level 3, but the team put in a stellar effort for the rest of the month and completed all the Inspections which had to be cancelled in August under Level 4 restrictions, meaning a massive 389 inspections were completed for September!

August started really strong for us. By the close of business on 17 August we had rented the same number of properties for the month to date as we had in all of August last year. Whether or not it was lucky timing or not, we confirmed 8 new tenancies alone on the 17th.

We will have a bit of catching up to do on the inspections front but the start of level 3 for us was all about visiting any property which was vacant on 18 August to make sure everything is okay there and to empty letterboxes. Keep safe everyone!

If you don't already have your rental property assessed for Healthy Homes, you risk a vacancy period while waiting to get the property assessed!

Tenants are aware that if they leave their current property, their new rental will meet the healthy homes standards within 90 days. If you lose your current tenant and a new tenant moves in, and your property has not been assessed, you risk a vacancy period while waiting to get the property assessed, and you will still need to meet all the standards within 90 days.
