Is Autumn a good time to sell a house? The answer is "Yes".
All seasons have their own benefits. Spring is most popular as we come out of winter hibernation and the garden is looking green and abundant. Summer is ideal for all properties, especially those with pools, beach and sea views, and properties with lots of tree shade. Winter has the real advantage for properties with efficient heating and insulation and often there are still many buyers looking and not much stock to choose from so from a selling perspective it’s ideal. But what about Autumn?
Autumn is a great time to sell. Why? The March to May selling season has many benefits.
• Less Competition - and more buyers! Many potential buyers have settled back into work and school and after a couple of months of that ‘routine’ some start to get the proverbial ‘itchy feet’. Winter is looming, and about this time many start to look for faults in their own properties to justify looking around for a new home they consider would be more suited to their current needs.
• The Garden! - As the season changes so does the landscape. Deciduous trees develop an amazing colour palette over a long time, meaning each visit brings buyers a new perspective on the property. Plate Up for a Purpose has raised an incredible $675,000 to date for the Christchurch City Mission’s Back to School programme. This programme provides tamariki with essential items such as uniforms, school shoes, and stationery kits.
Over September, over 50 venues across Canterbury are taking part in the campaign, giving you plenty of opportunities to dine out and make a difference.

Could I sell my home in Winter? Should I sell my home in Winter? The answer is most definitely 'Yes'. Most people are put off marketing their property in winter thinking that Spring and Summer are the 'best' seasons to market and sell a home. Sure, the garden is abundant with growth and the weather is generally warmer, but some experts are now saying that winter could now be one of the stronger seasons to sell your property for these reasons:

+ Buyer Demand - never assume that buyers stop looking after the first frost or rainy day has hit. Evidence suggests that there is even an increase in property searches across websites over the winter months.

+ Less Competition - with many holding off selling property until Spring or Summer, there are fewer properties to view 'online'. As a result - lower stock levels with buyers still actively looking could possibly result in increased competition to purchase your home.

+ Buyers are motivated to buy - after all, they're looking in Winter! If you can highlight how efficient your heating and insulation is by making your home warm, light and inviting for Open Homes and Viewings, then chances are buyers will start to feel comfortable and see themselves living there.

+ Maximise your Selling Price - with the reduced inventory and number of buyers looking, the competition to buy your home might allow you to negotiate strongly and eliminate 'haggling' on price.
