They’re often treated as though they represent market value.

In reality, they’re council assessments used to calculate rates.

They’re based on data at a point in time.
Land value. Improvements.

But they don’t assess your home the way buyers do.

They don’t see presentation.
They don’t see upgrades.
They don’t see buyer sentiment in the current market.

Even an independent registered valuation, while more detailed, is still an assessment. Not a guaranteed sale price.

Recently I appraised a home where the CV sat approximately $120,000 higher than where the market was realistically sitting.

That difference wasn’t about quality.
It was about timing and context.

A home isn’t worth what a number says.
It’s worth what someone is prepared to pay on the day.

Understanding that distinction leads to better decisions.

A fantastic day at the Wigram Primary School Colour Fun Run, supporting our tamariki as they sprinted, leaped, and laughed their way through the course! 🌈

These events are a great reminder of what makes our Wigram community so special - people showing up, pitching in, and creating memories together. I’m proud to support our local school and to be part of a neighbourhood that genuinely looks after one another.
