This one ticked all the boxes, a high-demand rental market, strong yields, and a town that's only growing. Kaiapoi sits in the Waimakariri district, which has delivered an average of 4.32% annual capital growth over the last 20 years, with median rents currently sitting at $600/week.
For context, the NZ national average rental yield is around 4.12% : Kaiapoi is tracking above that, with some units tracking yields above 10%.

Add in restored interest deductibility (from April 2025) and improving market confidence, and it's easy to see why investors are paying attention to this part of Canterbury.
