First home buyers were the most active buyer groups, closely followed by owner-occupiers and investors. Most vendors were realistic because they had a better understanding of market conditions, despite some differences remaining at times between seller and buyer expectations. Attendance at open homes was positive for the region. Auction room attendance levels were strong, with active bidders seen on around 90% of the properties.
Local salespeople suggest their local market remains buoyant and positive, with the only factor influencing market sentiment being the expectation of higher interest rates. The Central Lakes market is steady, with engagement levels high with both buyers and sellers.
Local salespeople cautiously predict that the local market will continue on its current trajectory over the coming few months; however, they are closely monitoring stock levels and potential interest rate increases.”

First home buyers continue to be the most active buyers in the market – there has been some strong engagement from investors as the rate of rent returns and interest rates find the right balance for them. Some vendors remained optimistic that they would receive a premium price for their property, but generally, vendors were willing to meet the market, as long as the offers weren’t significantly below the market appraisal range. Attendance at open homes was steady, slowly increasing over the month. Auction rooms saw a good number of people in attendance, and the majority of properties were sold under the hammer. It is expected that the number of active bidders and successful auction sales will increase in March. Market sentiment remained confident, and local salespeople anticipate that this confidence will continue over the next few months. Sentiment was influenced by strong competition, lower interest rates, and the cost of living. They also anticipate the market to continue to improve in the upcoming months.”

First home buyers continue to dominate the market, being the most active buyer group. Investor activity increased in January as the rental return and interest rates attracted further enquiries. Most vendors view the local market as stable, while others see current properties as achieving above-market value, which influences their perception of their own property’s worth. Attendance at open homes was strong in January, with more buyers actively looking to purchase. Auction clearance rates were high; even if properties were not sold under the hammer, there were post-auction negotiations, demonstrating the success of auction campaigns in the area. Market sentiment was mainly positive, but influenced by concerns over interest rate increases, buyer confidence, abundant stock, motivated buyers and sellers and increased commercial and residential growth. Local salespeople state the Central Lakes market shows signs of a healthy real estate market for both buyers and sellers, and cautiously predict the next few months will bring good momentum and engagement, though some vendors and buyers may take a “wait-and-see” approach as it’s an election year.”

Monthly REINZ Stats are here ✨
“December saw a notable number of contracts written, which is typical for this time of year, with all buyer types active. However, towards the end of December, enquiries tapered off. Vendor expectations were largely similar to the previous month, with some more motivated to sell than others. Open-home attendance was steady, although poor weather in the Central Lakes area limited viewings. Auctions in December produced mixed results under the hammer, with unsold properties typically moving to post-auction negotiations. Market sentiment was shaped by these favourable conditions, as buyers and sellers found the timing appealing. Momentum slowed somewhat at the end of 2025, but indications point to growth in 2026. Local salespeople remain cautiously optimistic, noting that mortgage relief provides breathing space for buyers, while also observing that an abundance of affordable sections may outpace demand.”
