A question I often get asked: What is a pre-settlement inspection? 🏡

A pre-settlement inspection is the buyer's opportunity to inspect the property shortly before settlement to make sure it's in the same condition as when they agreed to buy it.

During the inspection, the buyer will usually check that:

• The property hasn't been damaged since the agreement was signed.

• Any chattels included in the Sale and Purchase Agreement (such as appliances, curtains or blinds) are still there.

• Chattels are in working order, where appropriate.

• The property has been left in the agreed condition and any agreed repairs have been completed.

It's important to remember that a pre-settlement inspection isn't another building inspection or an opportunity to renegotiate the contract. It's simply a final check to make sure everything is as agreed before settlement day.

If anything unexpected is found, the buyer and seller can work together to resolve it before settlement.

A huge congratulations to Dwyane, our BM Fitness mid-challenge prize winner! 🎉

We’ve just hit the halfway point of the 8-week challenge, with everyone completing their 4-week scans, and it’s awesome to see all the hard work starting to pay off.

A big shout-out also needs to go to Ryan and the team at BM Fitness. The amount of knowledge, planning and support they put into the classes is incredible. Everything is so well thought out, but what really makes the gym special is the community they’ve created, everyone is there encouraging each other and working towards their own goals.

Dwyane took home $150 worth of Scorpion supplements for his mid-challenge prize - well deserved!

Congratulations Dwyane, and good luck to everyone for the final four weeks. Keep pushing! 💪
