Dunedin Market Report and Stats for May 2023

Median value dropped slightly to $565,000, but of note was a sharp increase in the number of sales from the month previous. lifting from 133 in April to 172 in May. Median days to sell remained similar at 47.

We usually see a slowdown to the number of sales through the winter months but this increase may lay testament to the fact many buyers are realising the market has stabilised, and Dunedin house prices are unlikely to lower further. Many are now choosing to use the pre-approved finance they have in place before they are reassessed with tougher lending criteria and find they have reduced borrowing power. It’s still a good time to consider upgrading your home or keeping your first home as a rental investment and using the equity to borrow for your next home. The rental market remains tight with low vacancy rates.

Investors are still largely absent from the market, and we suspect most will wait for the election results. The 2 major parties have opposite policies around housing, with National likely to remove some of the barriers facing investors, and Labour likely to further strengthen the rights of tenants.

The Reserve Bank has indicated the latest rate rise is likely to be the last, and with large immigration numbers into New Zealand, it may not be too far into the future before we start to see a shortage of supply, lowering mortgage rates, and therefore increasing house prices.
