Well presented homes don't sell for more because they look better in the photos. They sell for more because they answer questions before a buyer has to ask them.

Take exterior paint. A buyer doesn't deduct the cost of the paint. They deduct the cost of the paint, plus a bit for the roof they're now not sure about, plus a bit for the wiring they can't see, plus a bit for the fact that they'd rather buy something they don't have to think about.

That's the part most people miss when they decide to spend nothing before listing. You're not saving the cost of the work. You're handing it to the buyer, and the buyer marks it up โฌ†๏ธ

Not every job is worth doing. Some of it is money you won't see again, and I'll tell you which is which before you spend a cent. But the work that is worth doing is usually worth more than it costs, and it's rarely close.
