Buying your first home isn't always as straightforward as getting a bank pre-approval.

This beautiful family discovered that firsthand.

A lot of people don't realise that having finance approved doesn't automatically mean you're legally able to purchase property in New Zealand. If you've recently moved here, the Overseas Investment rules may mean you need approval from the Overseas Investment Office (OIO) before you can buy, even if you have the funds or finance in place.

To add another hurdle, this home was in the process of obtaining a Code of Acceptance (COA) for a bathroom renovation. Even though the sale agreement clearly stated the COA would be issued before settlement, their bank still declined the lending.

Thankfully, Stephen Jones from Mortgage Express Hamilton & Waikato Region stepped in. After their bank said no, Steve worked hard and secured finance approval just two days later.

This is a great reminder of the value an experienced mortgage broker can bring. Every situation is different, and having the right people in your corner can make all the difference.

After a few unexpected bumps along the way, I'm so excited to say this incredible family has officially secured their very first home in New Zealand! 🏡❤️
