The friends and family you bring to Open Homes might be costing you the house!

I've watched good Homes get passed over because of a throwaway comment from a well-meaning friend at a viewing. It was a single off hand opinion not even based on what the buyer actually needed. And suddenly, there's doubt where there wasn't any.

Here's a better approach. Treat every viewing like it matters. Even go and look in suburbs you normally wouldn't consider. Check the sun direction, the storage, the street itself at that time of the day. AK the questions you actually want answered.

Even if you don't love the house, every viewing teaches you something. You get clearer on what actually matters to YOU. That clarity shortens the search.

If a home has 6 or 7 of your ten must haves it's worth a proper look. Nobody finds a perfect ten.

Most buyers don’t miss out because they’re unlucky.

They miss out because of this pattern 👇

These are all logical worries, but here’s the problem…

😤 Got a low offer on your Hamilton home and wanted to reject it? Read this before you do anything…

Getting a low offer on your home feels disrespectful. I completely understand why sellers react emotionally to it.

But here's what 99% of sellers don't realise in that moment 👇

Most buyers aren't trying to insult you.

They're testing the floor. Especially in a market where they've seen prices soften and they want to know where your real number is before they commit.

And here's the thing about opening offers: They are almost never the final offer.

On the other side of this: If multiple buyers are coming in at a similar number below your asking price, that's not a coincidence.

That's the market giving you honest feedback about your price. It's hard to hear. But it's the most useful information you can get as a seller.

So what's the worst thing you can do with a low offer?

Reject it and walk away. ❌

Even an offer that feels insulting is a starting point for negotiations. Counter it. Stay in the conversation.

What most people don't expect is that the buyers who make the boldest opening offers are often the most serious buyers at the table. They're not playing games. They're finding the real number.

Don't shut the door on what feels like a lowball.

Keep the dialogue open and it almost always leads to a better outcome than closing it down. This is exactly the situation where having the right agent in your corner makes all the difference.
