Most people think the only way to benefit from residential property is to become a landlord.

I don’t.

As a full-time short-term accommodation operator, I’ve discovered something different.

I can usually tell within five minutes whether a property will outperform as an Airbnb or a traditional rental.

Not because I’m lucky.

Because I’ve spent the last 3 years operating residential property as a business - not just owning it.

That distinction changed everything.

You see…

Most people look at a property and ask:

“What rent will it achieve?”

I ask:

“What’s the highest and best use of this property?”

Sometimes that’s a long-term rental.

Sometimes it isn’t.

Over the past few years, I’ve taken ordinary residential properties and transformed them into professionally managed accommodation businesses.

They’re not holiday homes.

They’re businesses.

That shift in thinking has consistently created more income potential than simply renting them to one tenant. It’s not theory - it’s a model I’ve built, operated and refined myself.

As a full-time short-term rental operator, I've discovered you don't have to become a landlord to benefit from residential property.

In fact...

I can usually tell within five minutes whether a property will outperform as an Airbnb than your traditional long term rental.

Not because I'm lucky.

Because for the past 3 years I've learnt it isn't just about buying the right property - it's about having the right strategy.

Too many people think their only choices are:

• Buy an investment property and become a landlord.
• Or miss out on residential property altogether.

I don't believe that's true anymore.

I believe residential property should work for you - not the other way around.

That's why I built a boutique short-term accommodation business. We take ordinary residential properties and operate them as professionally managed accommodation businesses, unlocking income opportunities that many traditional landlords never consider.

And then I had a bigger realisation...

One of the questions I'm asked most often is, "How do you keep getting 5-star reviews?"

I smiled when I looked at my dashboard this morning. The last 10 guest reviews were all 5 stars.

What most people don't see is everything that happens before a guest leaves a review.

The messages. The cleaning. The maintenance. The last-minute issues. The feedback that isn't always easy to hear. The small improvements that nobody notices until they're missing.

Recently a guest suggested a few things that would have made their stay better. They were right. So we made the changes.

That's one of the lessons I've learned over the years. Great reviews are rarely the result of doing one thing brilliantly. They're usually the result of doing lots of small things consistently well.

The same applies to property investing.

Many people focus on buying the asset.

I've learned that the real value is created in what happens after you own it.

That's the difference.

Not just owning property.

Operating it well.

The turning point wasn’t financial. It was personal.

For years, I focused on what everyone else got.

The owner got a lease.
The guest got a great experience.
The investor got an opportunity.

What I overlooked was the person creating the value behind it all.

Me.

The strategy.

The ex*****on.

The relationships.

The risk.

Once I recognised that, I stopped playing smaller than I needed to.

The biggest mistake I see people making?

Waiting for certainty before they take action.

It sounds sensible.

Until you realise certainty is something that usually arrives after the decision, not before it.

I’ve received a handful of meaningful lump sums throughout my life.

An inheritance.

A redundancy payout.

Proceeds from investments and property.

None of the decisions I made with that money came with guarantees.

What they did come with was a choice.

Stay where I was.

Or move forward.

The people who create change in their lives aren’t always the smartest.

They’re not always the most experienced either.

They’re the people who decide.

The transformation isn’t from poor to wealthy.

It’s from uncertain to committed.

From sitting on the sidelines to participating.

That’s what I help people do.

Not by removing risk.

By helping them gain enough clarity to make a decision that aligns with their goals.

One of the questions I get asked most often is:

"Lara, what gives you the certainty this will work?"

Fair question.

The truth is, I don't have certainty.

Nobody does.

What I do have is evidence.

Before creating Vezstar, I tested the model myself.

I took a Hamilton CBD apartment that had previously been rented long-term for $575 per week ($29,900 per year) and converted it into a professionally managed short-stay accommodation business.

AirDNA estimated the property could generate around $55,900 per year at 66% occupancy.

The actual result?

$64,850 annual revenue and 89% occupancy.

Not because the property changed.

Because the way the property was operated changed.

• Better presentation.
• Better systems.
• Better guest experience.
• Better marketing.

That's the difference between owning a property and operating a property business.

The shift isn't from landlord to investor.

The shift is from:

One lesson I've learned the hard way?
You don't have to know all the answers.

For years, I thought successful people had everything figured out.

The right strategy.The right investment.The right next step.

What I've learned is something very different.

The most successful people I know are simply better at surrounding themselves with great people.

Last night I was at the Waikato Property Investors Association AGM and quiz night.

The questions covered everything from property to finance to history and a few topics that completely caught me by surprise.

None of us knew every answer.
But together, we knew enough.

It reminded me that the answers are rarely far away.
• Sometimes they're sitting beside you.
• Sometimes they're in your network.
• Sometimes they're one conversation away.

And sometimes they're in ChatGPT.

The point is, don't underestimate the power of the people you surround yourself with.

Whether it's property, business or investing, the right people can help you see opportunities you would never discover on your own.

That's one of the reasons I've spent time building relationships and why Vezstar exists today.

No great opportunity is built alone.

My dad used to tell me that most people only get a handful of meaningful lump sums in their lifetime.

At the time, I didn't think much of it.

Looking back, I think he was right.

Over the years I've received a redundancy payout, an inheritance from my grandfather, proceeds from the sale of shares, money from property transactions and later inheritances from family members.

Each one represented a decision point.

• Spend it.
• Save it.
• Or invest it.

Almost every time, I chose property.

• When I received an inheritance from my grandfather, I added it to our savings and bought a home in Wellington. To make it happen, I lived with my brother so I could save even more.
• When I received money from selling shares, I put it into more property.
• When Graham's parents passed away, we invested the money into our business.
• When my father died, I invested in a another property, added an extra bedroom and created more value before selling it when the interest deductibility rule changed.

Those lump sums weren't life-changing because of the amount.

They were life-changing because of the decisions that followed.

What I wish more people knew is that you don't have to stick with the same thinking about property that worked 20 years ago.

Property is still one of my favourite asset classes.

But the way I think about it has evolved.

Today, I believe residential property can do more than simply collect rent and wait for capital growth.

That's why I built Vezstar.

At its heart, Vezstar takes a traditional residential property and operates a business inside it.

It's still property.

Just a different way of thinking about how property creates income and value.

So here's my question.

For years I thought I needed a little more time.

A little more proof.
A little more preparation.

Yet when I look back, I’ve been preparing for this for more than 20 years.

I started with the very first investor in Wellington and eventually helped look after more than 10,000 investors in a property-backed finance company.

The lessons were simple.

Investors want clarity, not complexity.
Trust matters.
Regular communication matters.
The first investment is always the hardest.

I also learned that great accountants, advisers, brokers and business connectors become the bridge between opportunities and the people looking for them.

Since then, I’ve built businesses, cultivated a strong network of trusted relationships across industries, learned marketing and spent the last few years proving a short-term rental model in the real world.

And recently I realised something.

There comes a point where preparing becomes a way of staying comfortable.
