Everyone wants to know .... What is happening in the current market?
The good news is that properties are still selling and there were 176 sales in April 2026! The May statistics are not quite out yet but as soon as they are, we will post them up for you.
The median house price for Hawke's Bay sits around $648,000 compared to $663,000 this time last year. Three years ago the median house price was $750,000 so prices have definitely dropped.
However, REMEMBER that if you are buying and selling in the same market the playing field is often much more level.
Yes, your current home may not achieve the same price as it may have during the peak market, but the property you are hoping to purchase has likely adjusted too.
AND, in many cases, the gap between what you sell for and what you buy for may not be so great.
The key to real estate is to look less at what the market "was" and more on "whether the move suits your lifestyle, your family and your future financial plans and goals"!
Properties are selling because people always need homes whether they are first home buyers or they are buying for their families to grow into, the older generation need to downsize and this brings good opportunities in every market.
The market is definitely cooling off as fuel prices and the cost of living prices create pressure, but there is still good buyer demand although house hunters are taking their time and weighing up their options.
