Tony Alexander just completed his most recent survey of Mortgage Brokers. Key results from this month's survey include the following.

* Some slight easing of lending criteria is underway, focussed more on first home buyers than others.
* Buyers are wary of the environment around them and especially of interest rates rising.
* Borrowers strongly prefer fixing two years over any other term.

I love this because it's so true. If you're looking at selling, look at your property - yes property, not home - like a buyer would.

This is the hardest part of your agent's job. Not the marketing. Not the showings. Not the paperwork.

It's watching you let memories dictate the price.

You see a home. Buyers see square footage.
You see twenty years of life. They see outdated finishes.
You remember Christmas mornings. They notice the carpet needs replacing.
You think about the garden you planted. They calculate how much it'll cost to update the kitchen.

And your agent has to navigate that gap.

They have to honor what this place means to you while also protecting you from leaving money on the table because you priced it based on sentiment instead of market value.

They're not heartless. They get it.

They've sat across from hundreds of sellers who are leaving pieces of their lives behind.
They've heard the stories.
They've seen the tears.
They know this isn't just a transaction for you.
They know you're closing a chapter.

But they also know that buyers don't pay extra for your memories.

Buyers don't care that you proposed in that living room.

They don't care that your daughter learned to ride a bike in that driveway. They don't care about the dinner parties or the family gatherings or the quiet Sunday mornings on that back patio.

Buyers care about comps.

About condition.
About whether the house is priced right for the market.
About whether the investment makes sense.
About whether they can see their own future there, not yours.

Your agent's job is to get you the most money possible while also being honest about what the market will actually bear.

And that means sometimes telling you things you don't want to hear.

That the price you want isn't realistic. That the updates you think add value don't move the needle for buyers.
That waiting for "the right buyer who appreciates it" usually just means watching your house sit on the market getting stale.

They're not trying to hurt your feelings. They're trying to protect your equity.
