If you miss som**hing during your visit to a house, we spend between 2 and 3 hours on site to inspect the conditions of a house. This includes the roof (but still stay safe), gutters, downpipes, exterior, all penetrations to the walls, flashings, interior, windows and door functions, weathertigtness, damages, the roofspace, RCD switches, drummy tiles. Basically report all maintenance needed to extend the lifespan of building materials used. If you miss som**hing important, it can cost you thousands.

The fun and games are over - have done a monolithic cladding house in Tauranga - 6 months ago I was invited for a second opinion to do an inspection monolithic cladding house with an EIFS. Indeed the house had moisture in the timbers. With the inspection, I found the internal gutters to be filled with leaves and under the leaves was a tennis ball to block the downpipe. The gutters were cleaned and the tennis ball removed. Six months later all timbers are dry. After the previous two weeks of heavy rain, the timbers are still without extended moisture readings, which is great news and outcome for the owner. It is evident that little maintenance issues such as monitoring and clearing the gutters can be resulting in the worst nightmare for a house owner.

It is to be remembered a building inspection is only a small part of the full picture. If you are an investor the rent you get for a monolithic cladded house is exactly the same as for another building. Therefore if you buy at the right price the ROI is much more. A single storey house is far easier maintained than a double or three-storey building. Monolithic cladding houses with wide eaves are much more risk-free than no eaves/soffits or parapet walls. If you are interested in monolithic cladding houses, you have to have a budget to do unforeseen maintenance, like impact damages, cracks etc. It might be better to live in a monolithic cladded house than to rent a house on a long term basis. You simply lose out on the growth of land value each year. Beggars cannot be choosers. It might be a good stepping stone. Ideal situation to negotiate rather than to simply walk away. Any house at the right price is a bargain. It is only a lemon if you cannot afford or did not budget for the maintenance or renovations and repairs.
