Thinking about selling? A little preparation before the sign goes up can make the entire process feel calmer, clearer and far more considered.

Here are five things I recommend having sorted before we go to market:

🏡 Start with an honest appraisal. Understanding where your property genuinely sits in the current market gives us the right foundation. I look at comparable sales, current buyer behaviour and what’s happening locally — not simply the number you’d like to hear.

🏡 Deal with the little things early. That maintenance job you’ve been meaning to get around to? Now’s the time. Identifying potential issues before buyers do can help avoid unnecessary distractions later in the campaign.

🏡 Present your home with purpose. You don’t need to renovate the kitchen or completely restyle your home. Often, thoughtful editing — decluttering, tidying the garden and making a few considered changes — is enough to let the property speak for itself.

🏡 Have a marketing strategy, not just a listing. Putting a property online isn’t a marketing campaign. The photography, positioning, digital strategy and wider Bayleys network should all work together to put your home in front of the right buyers — and give them a reason to notice it.
