Imagine being told your home may have multiple leaks...

You want to do the right thing.
You want to fix any issues before selling.
You want to hand over a well-maintained home to the next owner.
But after reading the building report, you're left wondering:

❓ What is actually leaking?
❓ Where is the problem?
❓ Has moisture ingress been confirmed?
❓ What needs to be repaired?
❓ Where do I even start?

I was recently involved with a high-value Auckland property where the owners found themselves in exactly that position.

The report contained numerous infrared thermal images and identified multiple potential moisture concerns. However, the information provided left the owners uncertain about the actual cause, extent, and location of the alleged defects.
Further investigation was carried out, including opening selected areas around joinery that had been identified as concerns.

In the areas inspected, there was no visible staining, no mould growth, no deterioration, and no evidence of moisture-related damage.
This is an important reminder:
Thermal imaging is a valuable tool, but it does not identify leaks.
It identifies temperature variations that may require further investigation.

Just as importantly, thermal findings must be assessed in the context of the actual building system. In this case, the property was constructed using a Hebel/AAC block system rather than conventional timber framing.
Building inspections carry real responsibility.

For many homeowners, a report can influence repair decisions, buyer confidence, and potentially the value of one of their largest assets.

A good report should do more than raise concerns.

It should explain the findings, identify the evidence, assess the risk, and provide a clear path forward.
When clients finish reading a report, they should leave with a roadmap β€” not a question mark.

Choosing the cheapest building inspector can be one of the most expensive mistakes a buyer makes.

In New Zealand, many serious building defects are hidden:

Across Auckland we’re seeing more and more DIY repairs, handyman fixes, and rushed renovations that may look acceptable on the surface β€” but once opened up, the workmanship often tells a very different story.
