🔥 Are your rental property’s smoke alarms due for replacement?

It’s now been 10 years since compulsory smoke alarm regulations came into effect for NZ rental properties — and because smoke alarms generally expire after 10 years, now is a great time for landlords to check theirs.

🏠 Landlords must ensure smoke alarms are correctly installed, working at the start of every tenancy, and remain in working order throughout the tenancy.

To check an alarm, remove it from its base and look at the date of manufacture. If it’s more than 10 years old, it needs replacing.

New alarms must be photoelectric and either have a 10-year long-life battery or be hard-wired.

With Fire and Emergency warning that a house fire can become unsurvivable in under three minutes, working smoke alarms are an essential safety measure — and failing to meet the regulations can also result in significant financial penalties.

👉 If you own a rental property, now is a good time to check the age and condition of your smoke alarms.

Is this property actually a good investment?

Before buying a rental property, one of the first questions investors ask is: “What rent will it achieve?”

But in the current market, there are some equally important questions to ask before you buy.

- Who is the property most likely to appeal to?
- How will it compete with other rentals?
- How long could it realistically sit vacant?
- Does it meet Healthy Homes requirements, or are there costs to factor in before it can be rented?
- And do the property's features actually match what your target tenants are looking for?

A property might stack up well on rental yield, but vacancy, unexpected compliance costs or limited tenant appeal can quickly affect that return.

🏠 Important Bond Hub update for landlords

Landlords that are self managing their properties and unsure how bond hub works, have a read of this.

Landlords now need their new 8-digit Landlord ID (LNL-######XX) to register for and use Bond Hub. Older 7-digit landlord IDs will no longer work.

Most landlords received their new ID from Tenancy Services in late 2025, with further emails being sent over the coming month.

When using your Landlord ID, remember to:

Include the LNL- prefix
Enter the number exactly as provided
Keep your ID somewhere safe

All landlord bond transactions must now be completed digitally, either through Bond Hub or compatible property management software. Manual bond applications are no longer accepted.

The new system is designed to provide better visibility of bond records and faster, more accurate transactions for landlords and tenants.
