One of the metrics we follow to get a read of where the housing market is heading is; building consents. Typically when you see consents rising, it means confidence is growing amongst developers which could signal a turn.

For those data driven people, take a look below;
👉 36,994 New homes consented in NZ in the year ended January 2026, up 9.3% compared with January 2025

👉 Wellington is up 15.5%, staggering numbers

👉 The number of consents in Wellington for the month of January 2026 was 102 which is actually down 22.1% YoY to the month of January 2025, I don't think this is anything to be concerned about though as the main pattern we are seeing are increases month on month and year on year.

MYTH:
Vacancy is unavoidable in slower markets.

REALITY:
Slower markets don’t mean vacancy is inevitable.

Pricing, presentation, and timing still have a direct impact on enquiry levels and how quickly a property rents.

We consistently see well-presented homes, priced correctly for current conditions, rent faster than similar properties that sit vacant simply because nothing was adjusted.

The market may slow — but the outcome still depends on the decisions made.

This property generated a good flow of interest levels and as a result secured a very suitable tenant for the property.

Recent MBIE inspections 📋of Dunedin student rentals found that out of 53 properties checked, 35 required action ✋ — resulting in warnings or improvement notices 📑.

Most issues were easily fixable and could have been avoided with earlier maintenance 🛠 and clearer communication.

The takeaway?

A planned, preventative approach reduces risk, saves money, and leads to better outcomes for both landlords and tenants.
