Before you let tenants move into your rental, make sure you take good quality pics documenting the condition of the property. Capture the entire property – including ceilings, walls, floors, under sinks, inside cupboards, etc, noting down any pre-existing damage as you work your way through. Taking the time to do this right from the outset could save you a lot of stress down the track if there are issues with the condition of your investment.

What is an "escape clause"?

An "escape clause", also called "cash out clause" allows a seller to keep advertising a property and receiving offers on it from other people even after an initial offer has been received. So, if other offers come in, the seller can give the first offer a fixed amount of time in which to confirm the contract. If not confirmed by this time, the seller can move on to the other offers.

Whether you're a self-professed master of organisation or are more inclined to go with the flow, getting your thoughts in order before you start house hunting can really pay off (both financially and emotionally).

Writing lists can be a great way to get a better understanding of what you're looking for in a home. Sit down and give the following exercise a go:

1) List your priorities
2) List your nice-to-haves
3) List your deal breakers - what are you not willing to compromise on?
4) List the next steps once you find a home you like. Include things like building reports, a title search, a tour around the neighbourhood, and anything else you need to do.

If you're buying with a partner or spouse, make sure you compare lists!
