Even if it feels quick and harmless, you generally can't just pop in without giving the right notice first. While you own the property, it’s still your tenant’s home while they’re living there, so there are rules around entry and how much notice needs to be given.

Your tenant’s stopped paying rent. So, what actually happens now?

Usually, a conversation comes before anything formal. We check in, find out what’s happened and give the tenant the chance to bring things back up to date.

If that doesn’t happen, there are clear steps from there, including a 14-day notice to remedy and if needed, the Tenancy Tribunal.

It’s one of those times having a property manager really earns its keep. We know what needs to happen next and keep you updated along the way, without you having to figure it all out yourself.

There’s been a lot of talk about the new Tiaki Wai bills, and understandably, plenty of questions from property owners too.

If you own a rental in Wellington, Porirua, Lower Hutt or Upper Hutt, you’ll now receive a separate water services invoice alongside your council rates.

The important bit: the rules around who pays haven’t changed.

Landlords are still responsible for fixed water charges, water supply, wastewater and stormwater.

Tiaki Wai has advised that residential water metering is planned for the future, so this may look different down the track.
