For sellers and buyers alike these estimates can cause problems as they are not accurate.
They can also be from a different market, they rely on settled sales which can be around 6 weeks or more from the date published.
Accuracy in an estimated sales price has a lot of factors, some of them are:

- renovations and landscaping work done
- defective titles and issues on LIMS
- Any unconsented work on the property
- EQC claims, flooding or land slips on the property
- Monolithic clad houses and leaky homes
- Flood zones
- Sea views or other outstanding views
- Location in the area ie: well known good streets vs bad streets, vicinity to amenities and local hot spots
- other construction nearby which may affect the value of a property
