Hi

Just wanted to share a scenario which was a bit out of the box for one of my clients.

This professional couple had very good income and 10% deposit.

Although a kiwi, one of them is based in the UK so banks viewed their situation differently from a NZ based worker.

For borrowing purposes overseas income was scaled back and then taxed at the local (UK) tax rate.

After this they could still afford mortgage repayments.

Another complication came when the bank wanted a bigger deposit to reflect the higher risk status of being based and paid overseas.

They approached mum and dad for help.

As a result, mum and dad gifted them enough equity to buy their first home while accessing special rates (at the time of this writing – less than 4%.)

They received the keys on Friday and sent me this text

"We got the keys!!! Thank you so much for all your help! It was far from easy but so worth it. Thanks for everything!"

This text made my weekend – and reminds me of why I love my role.

Attention: Home Buyers With Bad Credit

I’ve had a number of enquiries from the above buyers asking;

“Lance, With bad credit can I still buy a home now?”

In short - Yes...BUT there are 5 things you need to know BEFORE seeking an approval.

1. Confirm your credit score with one of these 3 Agencies: Equifax, Dun & Bradstreet or Centrix.

2. You need a minimum 15% deposit (KiwiSaver for first home buyers )

3. The lender won’t be a Bank so going to your local branch for a home loan is a waste of time.

You also run the risk of putting your already weak credit score into free fall.

4. If you live in the main centres where prices are over 400k your combined yearly income should be at least 100k before tax.

5. No more than 15k in Personal/car loans.

If you tick the above and still keen to buy a home, great! You’ve just passed the initial screen test.

Have you ever rented a nice place only to have the landlord raise the rent within a few weeks?

Noticed how the bathroom could do with a makeover...but because you don't own the place, there's little you can do?

Me too...

As a young fella I thought renting was the key to my independence and financial security.

Man was I wrong!

Like Angry landlord who turned up unannounced...

Cheap landlord who refused to spend $20 on a security light...

Noisy neighbours who start fighting after a few drinks...

I moved 3 times in one year - it was stressful and at the time I craved stability!

When it all became too much, I had 2 options:

1. Give up and move back home with mum and dad

2. Buy my own home and discover “how to do it” by finding the right people who knew how to make my dream of home ownership a reality.

Obviously, I chose option 2. I decided to go find the best minds in real estate and mortgage lending then learn from their advice.

Following those who made mistakes and overcame them is the best way to find shortcuts that lead to real success.

And because of that I've created a process that you can’t ignore today.

Everyone has good intentions.

You see and hear it on social media all the time, especially at the end of the year BBQ or work function when friends and family are talking about their new year resolution.

Many people continue to live on Some day Island.

You know...Some day I'll lose weight, some day I'll get a better job, some day I'll stop paying rent and buy my own home...

but it doesn't happen or you give up on your dream before you've even left the starting blocks.

My advice - Vote yourself off the Island and make Some-day To-day...

Like taking action on your dream Now!

Following my previous post a number of you have completed the survey and I applaud you for taking that simple (yet challenging) step.

In return I've spent this week following up with as many of you as I can, especially those who I believe might be ready to buy a home now.

Next week is more of the same...meeting a select number of buyers whilst, ringing, texting and emailing as many survey respondents as possible.
