An insightful morning listening to BNZ Chief Economist Mike Jones speak on “Glimmers Through the Fog” — looking beyond the immediate noise to the signals shaping what comes next.
Staying close to these conversations is an important part of understanding the market and providing informed advice to my clients.
Interest rates, political direction, migration, buyer confidence and the wider economy all influence the property landscape. However, one of the important distinctions is that the upper tier of the market does not always move in step with the broader residential market.
Luxury property is often influenced by a different set of dynamics. Buyer motivations, access to capital, scarcity, lifestyle, location and the uniqueness of a property can carry considerably more weight than the factors driving mainstream residential decisions.
It’s why understanding this market requires more than following headlines or broad market statistics. It requires knowing who is buying, what they are looking for, where demand is coming from and, importantly, what is happening on the ground here in Nelson Tasman.
For me, that depth of understanding is fundamental to representing exceptional property well.
