Sometimes — but definitely not always.

I think the biggest thing is making sure you're spending money where you're actually likely to see a return.

A dated kitchen or bathroom doesn't necessarily need replacing just because you're selling. Sometimes fresh paint, new flooring, better lighting or simply presenting the home really well can make a much bigger difference without spending a fortune.

There are also buyers who actually prefer the opportunity to come in and make a home their own.

For me, it's about looking at the individual property, who we're likely to be selling to, and working out which improvements will genuinely add value — and which ones you may never get your money back on.

If you're thinking of selling, I'd much rather have that conversation before you start renovating than after you've spent the money.

Tuesday Property Q&A - How much difference does professional photography really make?

Honestly, I think a huge amount.

For most buyers, the photos are their very first impression of your home. They're often what makes someone stop scrolling, click into the listing and decide whether they actually want to come and see it.

Good professional photography isn't about making a property look like something it isn't. It's about showing it at its absolute best — capturing the light, space, flow and the little features that can be easily missed with an ordinary photo.

And more importantly, great photos can mean more people looking at your property, more people through the door and potentially more competition.

For me, professional photography is one area I would never recommend cutting corners on. You only get one chance to make that first impression, and when you're selling one of your biggest assets, I think it's absolutely worth getting right.

Tuesday Property Q&A - Should I start high and come down later?

You absolutely can — but there can be a downside.

One of the biggest advantages you have when your property first comes to market is that it's new. That's when buyers who have been watching the market are most likely to notice it, and ideally, when we want to create the most interest and competition.

If the price is too ambitious, some buyers simply won't engage. Then, by the time the price comes down, the property isn't new anymore — and we can end up trying to bring back buyers who have already mentally moved on.

That doesn't mean pricing a home cheaply or leaving money on the table. Quite the opposite.

For me, it's about getting the strategy right from the beginning — positioning the property at a level that attracts buyers while still giving us every opportunity to achieve the best possible price.

I've always believed the best time to negotiate strongly is when you've got more than one buyer wanting the same house.
