A tender is a sale method where prospective buyers submit confidential written offers by a specified deadline. There is usually no minimum price, but properties are often listed with a BEO or BBO price. The seller can then choose the offer that is most acceptable to them, based on the price and any attached conditions. The most attractive tender is likely to be one that combines a good price with few conditions. Sellers can negotiate with any one or more of the tenderers after tenders close.

In winter we tend to spend a lot more time in our homes - snuggled up watching movies or enjoying delicious piping hot, home cooked meals. With the extra time at home it’s really important to stop and ask yourself “Is my home actually healthy?”. During winter we tend to keep windows and doors closed which traps in damp and stale air. This dampness can help encourage condensation and the growth of mold - not good! Keep the air in your home fresh by simply setting aside 15 minutes a day to open windows and doors to let the fresh air in.

However, one of the biggest mistakes vendors make is turning the temperature up so much that when buyers walk in they're met with a heat wave. A warm house is cosy and welcoming, a hot house can be truly off putting - so don’t be tempted to turn the thermostat up too high.
