This Bill is quietly progressing with no media coverage from mainstream media and when we talk to people about this they are shocked by the Governments proposal.

Private landlords will no longer be able to protect people living next door to loud, obnoxious and potentially violent privately housed tenants and this Bill specifically allows tenants to be mildly antisocial.

Landlords will only be able to remove tenants if they engaged in three acts of antisocial behaviour that is more than mild within a three-month period.

The NZ Property Investors’ Federation is disappointed that the Residential Tenancies Amendment Bill has been released for its second reading with only minimal changes, writes NZPIF executive officer Sharon Cullwick.

Tenants like these prey on private landlords that do not have access to background checks and the correct means to verify that previous landlord references are genuine and not a friend or a family member. Too often we hear about stories like this from a private landlord who has been duped.

Bob seems like a nice guy and a kind landlord also .... best of luck getting this sorted Bob!

A mother-of-three who was renting a Cromwell home left it in a state of filth after being evicted this week.

It's undeniable that these are difficult times for all New Zealanders.

The Amendment to the Residential Tenancies Act 1986, part of the proposal of the Covid-19 Act was aimed at lessening the economic impacts suffered by tenants from Covid-19.
The Covid-19 Act amends the Residential Tenancies Act 1986 by inserting a new Schedule 5. This schedule imposes two significant changes: (1) limiting the grounds on which a landlord may terminate a lease; and (2) freezing rent increases.

These changes are designed to protect tenants during the Covid-19 lockdown but it fails to consider the impact it can have on the landlords, putting this young family under extreme financial hardship and stress ...

Water restrictions are coming! Please see below an announcement from Watercare for all Auckland properties:

As you will have noticed, Auckland is experiencing a severe drought. The Hūnua and Waitākere ranges – home to our water supply dams – have only received 34 per cent of their usual rainfall since the start of the year. This is putting significant pressure on our city’s water supply.
In response, Auckland Council has agreed to impose mandatory restrictions on outdoor water use. These restrictions will take effect on Saturday 16 May 2020 and will apply until further notice.

Who will the restrictions apply to?
The restrictions will apply to everyone who uses water from the Auckland metropolitan network.

What are the restrictions for residential water users?
Residential water users will not be able to use an outdoor hose or water blaster from Saturday 16 May 2020.

What else can you do to help?
While restrictions apply to outdoor water use, we are also asking you to support our effort inside your home. We’re asking you to reduce your daily indoor water consumption by at least 20 litres per person per day. That’s the same as two buckets of water. It’s easy to save bucketloads of water. Here’s how you can do it:
• Turn off the tap when you brush your teeth: save around 4 litres a day.
• Fix a leaking tap: save around 33 litres a day.
• Do one less load of laundry a week: save around 17 litres a day.
• Think twice about flushing the toilet. Press the half flush when possible and save 6 litres each time.

How is Watercare responding to the drought?
Outdoor water use restrictions are the latest in a long line of measures taken by us to reduce the impact of the drought.

As the temperature drops and the nights are getting cold if your property has a chimney or fireplace, it’s important to ensure it’s swept or cleaned on a regular basis. Ideally, this job should be completed annually.

Due to this, a large percentage of properties in use, do not have up-to-date codes of compliance. Would your fireplace pass a “health check” to ensure it’s in working order?

Unfortunately, if your chimney or fireplace is not regularly upkept, you may be eligible for liability insurance if any damage occurs.
If in doubt, it’s essential to arrange a chimney sweep or clean and ensure you have a code of compliance in place.
