We’re excited to announce the completion of our first solar installation, and the results are already encouraging.

The system is currently generating an average of 48 kWh of clean energy per day, while the tenants are only using 40 kWh. The surplus power is sold back to the grid to create value for our tenants and community.

This installation is part of a wider solar trial, which if successful could lead us to be able to include electricity FREE with our student flats across the country.

While we’re fortunate to see our strategy deliver another strong quarter of performance, one of the most rewarding outcomes wasn’t financial — it was noticing that one of our student tenants chose to invest a meaningful amount (for a student) into the Prime Campus Fund.

It’s a powerful validation when those who experience our properties firsthand also choose to become investors. This alignment of interest between tenants and shareholders reflects the quality of what the team at Prime Campus is building.

We are pleased to share our quarterly report for the July to September 2025 period, which provides an overview of our financial performance and key achievements.

Highlights include:

🔺 The acquisition of 18 Ilam Road, Christchurch, a vacant property offering the potential to develop up to 15 student bedrooms across two stages.

🔺 The Fund’s total property value increased 10.5% this quarter, primarily reflecting the acquisition and initial development of 18 Ilam Road (photo).

🔺 The NAV per share rose 3.5% quarter on quarter and 20.1% year on year to $0.69, representing a 68.7% return since our IPO in March 2023 and an annualised return of 22.6%, maintaining a strong margin above our 15% IRR target.

🔺 For the third consecutive year, Prime Campus has been selected as a finalist for the NZ Property Investors Federation’s RentSkills Award (formerly Landlord of the Year).

Thank you Leah Panapa, and the team at The Platform New Zealand, for picking up this important topic, and inviting our fund manager, Tim Calder, onto your show to share his experience.

Not only have we seen no difference between male and female tenants in terms of tenancy related costs, this year we have had two situations where male tenants ADDED value to our properties:

- One group of male tenants asked us for permission to paint several rooms a more neutral colour in a property we had recently purchased and converted to student housing. - Another group of male tenants discovered that with the installation of a larger network switch and a few meters of ethernet cable they could liven up two more rooms with our standard fibre internet connections. Completely self initiated. My team had to go out of their way to ask them for receipts so we could reimburse them for their costs.
