We posted about this safety recall over a year ago — but the NZ Herald has now reported that 28,000 banned Serene bathroom heaters are still in NZ homes, posing a serious fire risk.

⚠️ Affected models: S2068, S2089, S207T

Our inspectors are STILL finding these heaters during property inspections — long after the recall was announced. If any non-compliant heaters are found in your home, rest assured, they’ll promptly notify you.

Soffits are designed to protect the exterior.
Larger soffits do a much better job of keeping rain away from the exterior envelope.
It’s important to note that all of the items we are checking will have different levels of risk depending on how well the building has been maintained, and its original design.

Not the stuff in our pipes and kettle but the water outside trying to get in. Give it a chance and it will work its way through the smallest gap and crack in our roofs and cladding systems.

One common entry point is where we cut holes in our cladding for plumbing pipes. If not well maintained, these penetrations can easily leak, like in this example. Movement has caused the sealant to crack, allowing water to seep in. The moisture reading in the photo shows it has made its way into the wall behind the toilet.

Check penetrations and reseal as necessary to stop these costly leaks 💦 and keep your home dry.

We recommend clearing any vegetation or gardens in contact with the cladding. 🌿

Maintaining good airflow is crucial for keeping moisture away from your building. It prevents mould build-up and minimises material degradation. Ensuring the area around your cladding stays dry provides better protection and extends its longevity.

#𝟲. 𝗜𝘀 𝘁𝗵𝗲𝗿𝗲 𝗴𝗿𝗼𝘂𝗻𝗱 𝗰𝗹𝗲𝗮𝗿𝗮𝗻𝗰𝗲 𝗳𝗿𝗼𝗺 𝘁𝗵𝗲 𝗯𝗼𝘁𝘁𝗼𝗺 𝗼𝗳 𝘁𝗵𝗲 𝗰𝗹𝗮𝗱𝗱𝗶𝗻𝗴 𝘁𝗼 𝘁𝗵𝗲 𝗴𝗿𝗼𝘂𝗻𝗱?

- Is there a build up of vegetation against the building?

- If there is no clearance then moisture may not be able to run off the house effectively causing rot.

The recommended ground clearances are 100mm for paved areas and 225mm for gardens. By maintaining these clearances, you can help avoid any issues and allow air vents and weep holes to work as intended.
