🏠 September 2026 Property Market Update | A Steady Market, But Local Matters
The New Zealand property market remains broadly steady, but the pace of activity has slowed.
The latest REINZ August figures show:
• National median price: $750,000, down 1.3% year-on-year
• House Price Index: down just 0.9% year-on-year
• Sales: 5,430, down 13%
• Median days to sell: 51 days
• Properties available: 32,908, up 9.7%
In simple terms:
Buyers have more choice and time. Sellers need to price realistically.
But the most important point is that the national market is not your local market.
Different cities, suburbs and property types can be experiencing very different conditions.
For buyers, local data helps you understand what similar properties are selling for, how much competition you may face and where the opportunities are.
For sellers, it helps you understand what buyers are actually prepared to pay, how your property compares with current listings and where your property should be positioned.
📍 National figures give us the bigger picture. Local market knowledge tells us what is really happening on the ground.

Know your local market. Understand your options. Make your decision with confidence.
