The CCS Manawatu-Whanganui team has recently completed a repiling and relevelling project for a homeowner in the Manawatu, restoring stability, strength, and peace of mind to their property.

Over time, foundation movement can cause uneven floors, sticking doors and windows, cracks, and ongoing structural issues. Our experienced team carried out a full assessment before replacing deteriorated piles, strengthening the subfloor structure, and carefully relevelling the home back towards its target levels.

🏠 CCS FOUNDATION FACT FRIDAY: CONCRETE FOUNDATIONS FOR BRICK & BLOCK HOMES – HOW THEY WORK
Did you know brick and block homes rely heavily on a strong, stable concrete foundation? Unlike lightweight cladding systems, brick and concrete block construction carries significant weight, meaning the foundation underneath must be designed to support and distribute those loads correctly.

How the concrete foundation process works:
1️⃣ Site assessment – The ground is assessed to determine soil conditions, drainage requirements, and foundation design requirements for the structure.
2️⃣ Excavation and preparation – The site is excavated and compacted to create a stable base for the foundation system.
3️⃣ Footings and reinforcing – Concrete footings are formed and reinforcing steel is installed to strengthen the foundation and help manage structural loads.
4️⃣ Concrete placement – Concrete is poured to create the slab or foundation system that will support the weight of the brick and block walls above.
5️⃣ Curing and construction – The concrete gains strength over time before construction continues with the structural walls and framing.

How foundations can be repaired:
When movement or settlement occurs, replacement isn’t always the only option. Concrete foundations can often be repaired using underpinning, which helps strengthen and stabilize the existing foundation system. Underpinning works by transferring the load of the structure to stronger, more stable ground below and can help correct or prevent further movement.
Fun concrete foundation facts:
πŸ”¨ Brick and block homes can place significantly more load on foundations than many lightweight-cladding homes.
πŸ”¨ Concrete doesn't instantly reach full strength after being poured β€” it continues curing and gaining strength over time.
πŸ”¨ Reinforcing steel inside concrete helps control cracking and improve structural performance.
πŸ”¨ Small movement beneath a foundation can eventually show up as cracks in walls, sticking doors, or uneven areas around the home.
πŸ”¨ Not every foundation issue means starting from scratch β€” underpinning can often provide a practical solution to stabilize and repair existing foundations.
At CCS, we carry out foundation repairs including underpinning solutions for concrete foundations, helping restore support and long-term stability to homes.

Another foundation repaired by the team at CCS Waikato πŸ‘Œ

This project involved the underpinning, repiling and relevelling of Mary’s home to restore stability and give the property a solid foundation for the future. From assessment through to completion, the team worked hard to ensure the house was brought back to level safely and efficiently.

At CCS we specialise in tackling challenging foundation issues across the North Island β€” whether it’s subsidence, uneven floors, failing piles or structural movement.

A huge effort from the crew on this one and another happy client at the end of the project πŸ’ͺ

From Steve:
'Mum was impressed with your teams work and the efforts they made to keep the site clean and tidy.
I will recommend you for anyone I hear of needing this type of work in the future. '

If your home is showing signs of movement, sloping floors or cracking, get in touch with the team today.

🏠 CCS FOUNDATION FACT FRIDAY: TIMBER PILE FOUNDATIONS – HOW THEY WORK
Did you know thousands of New Zealand homes sit on timber pile foundations, especially villas, bungalows, and older homes? Timber piles have been used for generations because they are practical, durable, and worked well with New Zealand’s varied ground conditions.

How the timber pile foundation process works:
1️⃣ Site preparation – The ground is assessed and pile positions are set out to carry the house load correctly.
2️⃣ Pile installation – Timber piles are installed into the ground at calculated locations to support the weight of the structure. Depending on the design and ground conditions, piles can be driven, embedded, or installed with concrete footings.
3️⃣ Bearers and joists – Horizontal timber bearers are fixed onto the piles, and floor joists sit on top to create the floor structure that supports the house.
4️⃣ Levelling the house – During new installations or repairs, piles can be adjusted so the home sits level and loads are distributed correctly.
5️⃣ Ongoing performance – Proper ventilation beneath the house and good drainage around foundations help extend the life of timber foundations.
Fun foundation facts:
πŸ”¨ Some timber pile homes in New Zealand have been standing for 70–100+ years and are still structurally sound.
πŸ”¨ Timber can be surprisingly strong β€” certain treated structural timbers can carry enormous loads when installed correctly.
πŸ”¨ One of the advantages of piled homes is access underneath the house for plumbing, drainage, and repairs.
πŸ”¨ Older homes can naturally settle over time, but excessive movement can create uneven floors and structural issues.
πŸ”¨ Not every sloping floor means a house needs a full repile β€” sometimes individual piles, re-levelling work, or targeted repairs can solve the issue.
At CCS, we work with homeowners to identify foundation movement and provide practical solutions before small issues become bigger repairs.
