February was an interesting month for our team with four properties successfully sold. Interestingly, two of those sales happened off market.

An off market approach can work very well in the right situation. It allows sellers to maintain privacy, test price expectations with genuine buyers, and sometimes achieve a faster and smoother negotiation process while avoiding marketing costs.

However, there are trade offs. With fewer buyers seeing the property, there is often less competition, which is why having access to a strong network of qualified buyers is essential.

Every property and every seller’s situation is different. Sometimes a full campaign is the best way to maximise competition, and other times the right buyer is already waiting.
