Salespeople report the local market remains buoyant and positive, with engagement levels high with both buyers and sellers. While market sentiment expresses an expectation of higher interest rates, this has not deterred buyer or seller behaviour with some accelerating their decision-making.

Attendance at open homes was positive for the region. Auction room attendance levels were strong, with active bidders seen on around 90% of the properties and most properties having multiple bidders.

Vendors attuned to the market conditions are realizing good results although some differences remain at times between seller and buyer expectations.

First home buyers were the most active buyer groups, closely followed by owner-occupiers and investors.

Sales stats for February- First home buyers continue to be the most active buyers in the market, with strong engagement from investors as rental and interest rates become more compelling.

Attendance at open homes has continued to increase through the month, and vendors willing to meet the market have achieved success and the ability to move forward with their next property plans.

Auction rooms continue to be busy, with most properties receiving competitive bidding and selling under the hammer. This is expected to continue through the next period.
Market sentiment remained confident, and local salespeople anticipate that this confidence will continue over the next few months.

There has been a surge in activity across many price brackets. Auctions remain the preferred method of sale for many vendors, particularly when buyer depth is uncertain but competitive tension exists. When properties are well-positioned, auctions bring all interested parties into the market at the same time, creating price discovery that private negotiations often can’t achieve.

Foreign Ownership reforms may prompt some domestic buyers to accelerate purchasing decisions ahead of increased international competition. Sellers considering bringing property to market would benefit from early engagement to ensure their asset is positioned to capture the greatest attention from these emerging buyers.

Current market is being driven by engaged buyers prepared to act. Confidence has been building for the last 12 months, and we’re now seeing that translate into forward momentum. Queenstown tends to move on its own cycle – during the downturn, activity softened but never switched off, particularly at the upper end. The result is that when sentiment improves, the market doesn’t restart from zero; it accelerates from an already active base.
