Indoor plants are making their way into homes all across New Zealand! When it comes to choosing house plants, make sure you consider how that may affect the furry members of your household.

Some popular plants that can be toxic for pets include: Peace lily, Cyclamen, English Ivy, Aloe Vera, Monstera Deliciosa (which is very 'on-trend' at the moment), Jade plants, and Snake plants. Instead opt for pet-friendly house plants like the following: Areca palm, Haworthia, Marigolds, Venus Fly Trap.

If you're still not sure, head to your local gardening centre and ask them what pet-safe options they have in store.

When it comes to buying an investment property, it's less about imagining your life in the home, and more about working through the numbers. Ask some questions like:
- What condition is the property in now, and what upgrades are required?
- Are you aiming for quick capital growth or will you hold the property long-term?
- If you're planning to have tenants, how will managing the property fit in with your other commitments? Will you handle it yourself or hire a property manager?

Got renovations planned? Why not take the opportunity to make your home more sustainable, especially if you can add value at the same time? Increasing insulation is a great place to start—whether that’s underfloor, in the ceiling, in the walls, or by replacing the windows with double-glazed ones. More insulation can help bring a property up to rentable standard and is appealing to potential buyers. It also makes a home cheaper to run, more comfortable, and more eco-friendly. Other projects that add value and eco-friendliness include replacing old materials with more sustainable options (think bamboo flooring as an example), adding tanks to capture rainwater and/or greywater, and building garden boxes so you can grow and eat your own food.

Thinking about updating your exteriors? There are plenty of ways to give the outside of your home a makeover. Whatever you are planning, these exterior design trends might provide some inspiration.

- Dark colours! Black and dark grey, often contrasted with white trim, is hot right now and will lend any home a modern, eye-catching look.
- Go big on the windows! As well as looking great, big windows (and glass doors) let in sunlight for natural heat and illumination, which increases your energy efficiency.
- Use local plants in your landscaping. Natives are accustomed to the environment, are beautiful, and can ensure your garden make sense in its location.

If you’re moving from city to country for the first time, it’s important to note the extra questions you’ll need to ask when considering which property is right for you. Here are a few starters:
- What is the soil type and which crops/plants suit best?
- Does the property have appropriate building and resource consents?
- What chattels come with the property?
- Am I allowed to graze stock on the property?
- Can I subdivide the land?

These are just some starters for ten, but are a good place to begin! Of course, another great place to start is with a no-obligation chat to your real estate agent - give me a call anytime to bounce around ideas and plan your rural escape!
