Thinking about selling your home… just not yet? 🏡

Maybe it’s six months away. Maybe it’s next year. Maybe you’re not even completely sure you’ll sell.

That’s actually a really good time to start getting organised.

Before you make any big decisions:

✔️ Work out WHY you’re considering moving and what you want next
✔️ Get an idea of what your home could be worth in the current Nelson Tasman market
✔️ Start watching what properties you might buy next and what they’re selling for
✔️ Get advice BEFORE spending money renovating or preparing your home
✔️ Start decluttering slowly rather than trying to tackle 15 years of stuff the week before photos 😂
✔️ Think about your ideal timing and what needs to happen before you can make the move

And most importantly, you don’t need to have decided to sell before you start having these conversations.

There’s a big difference between getting your house ready for the market and getting yourself ready to make the decision.

No pressure. No signboard. No photographer booked.

Just information and a plan so that when you ARE ready, you know what your next step looks like.

You’re not getting ready to sell. You’re getting ready to make the decision.

Thinking about downsizing… but the thought of actually doing it feels bloody overwhelming? 🏡

I hear this a lot.

It’s not necessarily the decision to move that’s stopping people.

It’s everything that comes with it.

Years of belongings. Furniture. A full garage. The garden. All the things the kids have conveniently left at your place 😂. And then the question of where on earth you even start.

But downsizing doesn’t need to begin with throwing things out or packing boxes.

Start with what you want your next chapter to look like.

Do you want less maintenance?

A smaller section?

Single level living?

Something you can lock up and leave?

More freedom to travel?

Or simply a home that suits the way you live now, rather than the way you lived 20 years ago?

Once you know where you want to get to, you can start working backwards and make the process feel a whole lot less overwhelming.

And you don’t need to have made the decision to sell before you start asking questions.

Downsizing doesn’t have to start with packing a box. It can start with a conversation.

There’s a different feeling around Nelson right now… and I’m bloody loving it. ☀️🌸

The mornings are lighter.

The days are getting warmer.

People are out and about again.

And after what’s felt like a pretty long winter, there’s a real sense of energy and positivity starting to creep back in.

I’m feeling it at open homes.

I’m hearing it in conversations with buyers.

People are talking about moving, looking at what’s available and starting to make plans for what comes next.

Does that mean the Nelson Tasman property market has suddenly changed overnight?

No.

Buyers are still considered. Every property is different. And there are still challenges out there.

But sometimes it’s worth stepping away from all the numbers, headlines and market commentary and simply talking about what it actually feels like on the ground.

And right now?

Nelson feels bloody good. ☀️

Longer days. Warmer weather. Buyers out looking. People making moves.

Spring in Nelson Tasman is here.

And I’m absolutely here for it. 🌸🏡

🚨Got it Seen, Got it SOLD — Berryfield Drive, Richmond.

Some sales campaigns focus on maximum exposure, some rely on the wide reach of an agents database.

This sale required a different approach. With the help of the Summit sales team we managed to find these Vendors a buyer by using only the personal database of buyers the summit agents have.

Targeted outreach and then private viewings.

Result? Happy buyers and happy vendors who got the result they were looking for.

The same "Get it Seen, Get it Sold" principles applied in a slightly different marketing campaign!

Every property story is different, every vendor has different needs. If your thinking of selling, we should talk.

Steph. ❤

Anyone house hunting in Richmond right now?

I've got an off-market property I'm sitting on that I think a lot of people would love.

Four bedrooms, two bathrooms, master with ensuite and walk-in robe. Open plan living that flows to a private deck with a Louvre roof — proper indoor-outdoor flow for those Tasman summers.

Separate media room. Double garage. Easy-care section. Sought-after location.

No open homes. No Trade Me listing. Not advertised anywhere else.

If this sounds interesting you, message me for the details or give me a call to arrange a private viewing.

SELLERS: Potential or jobs list? 🏡

You’ve lived in your home. You know it. You know what could be done to it.

So that dated kitchen?

You might think, “Someone could easily update that later.”

The unfinished paint job? Easy fix.

The garden? Just needs a weekend.

But a buyer walking through for the first time can see those exact same things very differently.

Instead of potential, they can start adding up the time, work and money involved.

And with buyers in the Nelson Tasman property market being selective, that matters.

Does that mean you should renovate your entire house before selling?

Absolutely not.

Sometimes a few maintenance jobs or better presentation will make a difference.

Sometimes spending the money simply isn’t worth it.

And sometimes the property should be taken to market exactly as it is, but with a strategy that reflects what buyers are actually going to see.

That’s why getting advice before you start spending money preparing your home for sale can be bloody valuable.

Because what looks like potential to you…

can look like a bloody big job list to a buyer.

What does your next chapter look like? 🏡

Selling a home is rarely just about selling a house.

There’s usually something bigger behind it.

Maybe you need more space.
Maybe you’re ready for less.
Maybe work is taking you somewhere new.
Maybe family circumstances have changed.
Or maybe the home you’ve loved for years simply doesn’t fit your life anymore.

That’s why one of the most important things for me to understand isn’t just what your Nelson Tasman property might be worth.

It’s what are you actually trying to achieve?

Because your reason for selling can influence the timing, the strategy and what a successful result looks like for you.

Yes, the number matters.

But so does what that number allows you to do next.

Your property might be what we’re selling, but your next chapter is what we’re actually working towards.

Spring is here in Nelson Tasman 🌸🏡

And yep, it can be a great time to sell.

Longer days, gardens coming to life, properties looking good and plenty of people starting to think about their next move.

But there’s one thing sellers need to remember…

You’re not the only one thinking about selling this spring.

More properties coming to market means buyers have more choice, and that means getting your campaign right from the start matters.

Every property is different.

Some need work on presentation. Some need a sharper pricing strategy. Most could benefit from stronger marketing that actually gets the property seen by the right buyers.

And yep… you want an agent who’s prepared to bang out those open homes like their life depends on it 😂

Spring isn’t a magic wand.

Putting a property online doesn’t automatically mean buyers will come running just because the sun’s out.

But with the right plan behind it, spring can be a bloody good opportunity.

Thinking about selling your Nelson Tasman property before Christmas? 🎄🏡

You don’t need to have everything figured out yet.

In fact, some of the best conversations I have with sellers happen months before their property ever comes to market.

It gives you time to understand where your property sits in the current market, think about where you’re going next, and work out what actually needs doing before you sell.

And sometimes that last one can save you money.

Not every room needs repainting. Not every kitchen needs updating. And not every little job you’ve been staring at for the last five years is going to matter to your buyer 😂

But more importantly, think about why you’re selling.

Are you upsizing? Downsizing? Relocating? Wanting to free up some money? Or has life simply changed and the house no longer works for you?

Once you know what you want the move to achieve, you can start putting a plan around it.

So if selling before Christmas is even sitting in the back of your mind, now is a really good time to start the conversation.

You don’t need to be ready to sell to start getting ready.
