Long before I got into real estate, I spent my days mowing around 60 lawns a week in New Plymouth.

Oh the smell of a two-stoke engine.

Anyway:

After a while, you realise something.

The lawn never lies to you.

It tells you exactly what's happening.

Ignore it and it gets longer.

Look after it and it improves.

Simple.

The funny thing is, a lot of life works the same way.

Fitness.

Relationships.

Business.

Property.

Most things don't fall apart overnight.

They drift.

A little at a time.

Which is why I've never been a big believer in hope as a strategy.

Hope the market improves.

Hope buyers appear.

Hope somebody pays more.

Hope the perfect purchaser arrives.

Hope has its place.

But eventually, action has to take over.

Whether it's a lawn or a property sale, the best outcomes usually come from preparation, consistency and doing the little things well.

Turns out the boring stuff works.

It always has.

My lawn continues to remind me of that.

The most expensive favour you’ll ever do for a friend might be hiring them.

Not because they’re a bad agent.

And to be fair, sometimes the friend is the best person for the job.

Particularly if you’re choosing them based on the things they can control: their process, communication, negotiation skills, track record, and strategy.

But here’s the part that interests me.

Sometimes we choose someone because we don’t want to have an awkward conversation (letting your friend down).

And if you’re avoiding awkward conversations because they’re your friend…

…what awkward conversations might they be avoiding because you’re theirs?

The tough feedback.

The hard pricing discussion.

The uncomfortable truths buyers are saying behind closed doors.

When tens of thousands of dollars are on the line, friendship shouldn’t replace professional judgement.

Every week I hear buyers say they want something "a bit different."

Then they buy the home with:

- Good storage
- Great heating
- A practical floor plan
- A decent kitchen
- Four good sized bedrooms
- A good location
- Room for the kids to have a bounce on a tramp

Turns out what people actually want is something that works.

My first sales training happened in a restaurant in Hamilton.

Not in a boardroom.

Not at a seminar.

Not from a sales guru with a headset microphone.

A restaurant.

Because hospitality teaches you something most industries don’t:

People remember how you made them feel long after they’ve forgotten what you said.

The funny thing is, that’s exactly how real estate works too.

Nobody remembers every detail of the marketing campaign.

Nobody remembers every sentence from the open home.

But they remember whether they felt informed.
They remember whether they felt listened to.
They remember whether they felt looked after.

The house matters.

The experience matters more.

I’ve always thought real estate is closer to hospitality than sales.

Both are service businesses.

One just involves slightly more paperwork and considerably larger mortgages.

Some homes just have “it”.

At 61 Shadbolt, it was the beautiful rimu floors, the warmth throughout… and a 4 metre bench top that probably needed its own LIM report.
