July Market Update | Paterson Luxury
June has marked another positive month for Paterson Luxury, with a steady increase in transaction activity and three successful sales completed across both public campaigns and our confidential network.
What's particularly interesting isn't just the number of sales—it's how they came together.
Two of the properties had been marketed for a number of months, with one having previously been represented by multiple agencies over several years. In both cases, the successful purchasers first walked through the homes more than six months ago before ultimately committing. Our third transaction was completed discreetly through our confidential off-market network, demonstrating the continued demand for private acquisitions at the premium end of the market.
That tells us a great deal about the current luxury market.
Today's buyers are taking considerably longer to make decisions. They are carefully navigating finance approvals, selling existing homes, family and lifestyle considerations, and ensuring every aspect of the purchase aligns before proceeding. Buyers aren't necessarily saying "no"—more often they're saying "not yet."
For vendors, this means patience and consistent buyer relationship management have become just as important as the initial marketing campaign. The buyers who ultimately purchase a property are often those who first inspected it months earlier.
We're also continuing to see strong engagement from international purchasers. Foreign buyers have been active across many of our campaigns as they work through Active Investor Plus (AIP) visa requirements, taxation considerations in their home countries and the transfer of capital into New Zealand. While these transactions naturally take longer to progress, they remain an important source of demand for our luxury market.
Across Coatesville and Dairy Flat, buyers currently have more choice than they have had for some time. Increased stock levels continue to create a competitive environment, meaning presentation, strategic positioning and exposure to the right buyer networks are critical.
While transaction numbers are beginning to improve, values remain relatively stable. My expectation is that we'll continue to see improving sales volumes throughout the second half of the year, however meaningful price growth is unlikely until around the second quarter of next year as available stock begins to reduce and buyer confidence strengthens.
July is already shaping up to be another exciting month, with a collection of exceptional homes launching across Matakana, Okura and Herne Bay, alongside several confidential opportunities through our Private Office.
