CV, RV, GV… whatever you call it, it’s one number people put WAY too much weight on when buying or selling property.

Your rating valuation is based on a valuation date that may have been years ago.

And a fair bit can happen in a few years.

The market changes.
You renovate the kitchen.
The bathroom gets tired.
The garden goes from “beautifully established” to “someone should probably deal with that.” 🌿😂
Buyer demand changes.
And one street can perform completely differently from another.

So while your CV/RV/GV is useful information, it isn't a price tag stuck to your house.

Your property's actual market value comes down to what's happening right now.

What have similar properties actually sold for?
What's currently competing with yours?
What condition is your property in?
What makes it better, different or perhaps less appealing?
And ultimately… what are buyers prepared to pay?
