The end of year is near and our team wishes everyone a Merry Christmas and a Happy New Year.

We hope everyone is getting away for a well deserved break to rest, reconnect with family and enjoy a good kiwi summer.
Our office will be shut from the 24th December through to the 10th of January. Our agents are looking forward to having a good break after another fantastic year in the property market.

A great benefit in having a property manager is knowing that you have someone in the know keeping an eye on your property and they will be there to identify areas of preventative maintenance. This is to aid small issues turning into expensive issues.

Preventative maintenance is maintenance that the tenants are not responsible for. These include things such as house washing, gutter cleans, tree and hedge trimming, air conditioning servicing, chimney sweeps and ventilation servicing. Your property manager will conduct these maintenance checks every six to twelve months.

If you haven't already then it is time to check your smoke alarms.
Here are some quick easy tips to keep your smoke alarm in top shape.

1. Once a month press the button on your smoke alarm to make sure they’re working. It will make a nice loud sound.
2. Vacuum or dust your smoke alarms every six months to help avoid false alarms.
3. Check the expiry date on your smoke alarm.
If there’s no expiry date, it’s best to replace your smoke alarm.
4. Some smoke alarms use a battery, make sure you replace the battery every year. It will start to beep regularly if the battery is low.

Being fire smart is really important, and with these little tricks it can help protect your home and your family.

Property Inspections during COVID-19 Ngā Pāe Mataara

Alert Level 4: Landlords must not visit their tenants or carry out in-person inspections. Virtual inspections are an option if tenants agree.

Alert Level 3: In-person inspections of rental properties can take place with the tenant's consent, as long as public health measures are followed.

Alert Level 2: In-person inspections of rental properties can take place. During inspections, physical distance should be maintained and hygiene measures followed. Records should be kept for contact tracing purposes.
