Let’s talk about Healthy Homes Compliance.

A Healthy Homes report is a great starting point for compliance, but it’s really only a snapshot in time.

Over time, homes can fall out of compliance as standards change, maintenance issues arise, or documentation is not kept up to date.

At Evans Property Management, we focus 100% on protecting our owners by maintaining ongoing records and proactive compliance management.

To help Tauranga landlords understand where they stand, we’ve created an essential Healthy Homes Compliance Checklist.

Choosing the Right Tenant to Protect Your Investment
Tauranga Landlord Guide, Episode 3

Selecting the right tenant is one of the most important steps in protecting your investment. It is not just about filling a vacancy, it is about placing the right person to ensure a smooth, secure, and long term tenancy.

At Evans Property Management, we take this responsibility seriously. Every application is carefully assessed to help ensure reliable rent, respectful care of your property, and positive communication throughout the tenancy.

We take a balanced approach. We do not rush decisions, but we also act quickly when the right tenant comes along to minimise vacancy time and keep your investment performing.

Our Proven Selection Process includes:
-Thorough application reviews to understand the full picture
-Income and affordability checks
-Comprehensive reference checks with previous landlords
-Credit and background checks
-Professional judgement on overall suitability

With the right systems in place, we help reduce risk, ensure compliance, and give our landlords confidence and peace of mind.

At Evans Property Management, we do not just place tenants, we protect your investment.

If you are looking for a team that prioritises quality and long term results, we are here to help.

On ANZAC Day, we remember those who left their homes and their families, and we honour the strength, service, and resilience of all whose lives were shaped by conflict.

This is a time to reflect on the impact of war, to honour service and sacrifice, and to recognise the importance of understanding, unity, and peace.

Lest we forget.

Healthy Homes. How long does a Healthy Homes report really last?

This is a question we are being asked more and more by landlords, and it is a good one. The simple answer is that there is currently no legal expiry date for a Healthy Homes inspection report in New Zealand. Unlike things such as smoke alarms or electrical checks, there is no set timeframe that tells you when a report becomes invalid.

But here is where it becomes important to look a little deeper.

A Healthy Homes report is only ever a snapshot in time. It reflects the condition of the property on the day it was assessed. From that point on, things can and do change.

As property managers, we carry out regular inspections of both the inside and outside of a home. However, a Healthy Homes assessment goes further than what we physically check. There are three key areas involved:-

1.The ceiling cavity

2.The middle which is the interior of the home

3.The subfloor area if one is present

For health and safety reasons, our team do not climb into ceiling cavities or crawl through subfloor spaces. This is to protect our staff and ensure we meet workplace safety obligations. Because of this, we rely on professional Healthy Homes assessors to inspect these areas safely and thoroughly.

Over time, each of these areas can deteriorate or change as per below:-

1.Insulation can shift, settle, or be damaged

2.Moisture barriers under the house can tear or degrade

3.Ventilation systems can become less effective

4.Heating sources can fail or no longer meet the required capacity

5.Draught stopping can wear out as homes naturally move and age

Even something as simple as maintenance work or upgrades can impact compliance. For example, if a heat pump is replaced, the new unit must meet current Healthy Homes heating calculations. Any heat pump installed after 1 July 2019 must fully comply with the heating requirements. Older units may have been installed under the previous eighty percent capacity allowance, which is no longer acceptable if a new heatpump is installed after 1 July 2019.

Another key point that is often overlooked is the legal weight of the Healthy Homes declaration. When we sign a tenancy agreement on behalf of our landlord, we are both making a legal declaration that the property complies with the Healthy Homes Standards. This is not just a formality. It is a statement that carries responsibility.

In New Zealand, property managers are now seeing more and more cases in the Tenancy Tribunal where a property had an older Healthy Homes report, but over time the condition of the home changed and it no longer currently meets the standards. In these situations, landlords can still be held accountable, even if they believed they were compliant.

The financial consequences can be significant. Landlords can face penalties of up to $7,200 per breach for failing to comply with Healthy Homes Standards. In addition, there may be orders to complete work, compensation to tenants, and reputational impact.

With all of this in mind, the question is not really how long a report is valid for. The better question is “How confident you are that your property still meets the standards today?”

To protect our clients, we are introducing a proactive approach to help mitigate any of the above. We will be recommending that our properties are reassessed every two years to ensure ongoing compliance. For newer builds, this can be extended to every five years, as these homes typically have less wear and tear in the early stages.

In addition, if a tenant raises any concerns relating to Healthy Homes at any time, and a report has NOT been completed within the last six months which covers this concern amply, we will arrange a reinspection. This allows us to address any potential issues early and avoid them escalating.

A reinspection is a relatively small cost when compared to the potential risks. It is about protecting your investment, maintaining compliance, and giving you peace of mind. We have agreed an extremely affordable and highly discounted reinspection rate with our healthy homes compliance inspectors, offering you peace of mind, at an affordable price.

Healthy Homes legislation continues to evolve, and expectations are only increasing. Staying ahead of these changes is key. This is where working with us can really makes a difference. At Evans Property Management, we keep a close eye on industry changes, tribunal trends, and compliance requirements. We take a proactive and practical approach to ensure our clients are protected every step of the way.

Our focus is simple. To safeguard your investment, support your tenants, and navigate this ever changing industry with care and confidence.

Please feel free to contact us if you have any questions or concerns, are thinking of purchasing an investment property, or wish to make the simple switch to Evans Property Management.

Tauranga Landlord Guide – Episode 2 – What Good Property Management Should Cost

When property owners start looking for a property management company, one of the first questions they often ask is, “What do you charge?”

It is a fair question. However focusing only on the management fee can sometimes mean missing the bigger picture.

At Evans Property Management we believe the conversation should start somewhere different. Rather than beginning with price, we prefer to begin with understanding what each property owner is looking for from their property management company.

Every Owner is Different.

No two property owners are the same, and neither are their expectations.

Some owners want a completely hands off experience. They want to know their investment is being professionally managed, their tenants are well looked after, and that everything is handled smoothly without them needing to be involved in the day to day details.

Others prefer to stay more connected with what is happening at their property and appreciate regular updates and discussions.

Some owners are focused on achieving the best possible rental return.

Others place greater value on securing long term tenants who will care for the home and provide stability.

At Evans Property Management we take the time to understand these differences. When we first speak with owners we ask questions about what matters most to them, how involved they would like to be, and what their previous experiences with property management may have been.

These conversations allow us to provide a service that fits the owner and the property, rather than applying a one size fits all approach.

What Owners Can Expect From Evans Property Management

Property management is about far more than collecting rent. It involves careful oversight, clear communication, and making sure both the property and the tenancy are managed well.

One of the most important parts of our role is tenant selection. Placing the right tenant in a property helps protect the investment and creates a positive experience for everyone involved. We take the time to carry out thorough screening, reference checks, and careful consideration before recommending an applicant.

Regular inspections are also an important part of how we care for the properties we manage. These inspections help ensure the property is being looked after and allow us to identify any maintenance issues early before they become larger problems.

Maintenance management is another area where owners often appreciate support. When maintenance is required we coordinate the work with reliable contractors and ensure the issue is handled efficiently while keeping the owner informed.

We also stay up to date with tenancy legislation and compliance requirements and have won many industry awards in this area. The regulations around rental properties continue to evolve, and part of our responsibility is ensuring that the properties we manage meet the required standards so owners are protected.

Understanding the local rental market is equally important. We regularly review rental levels and market conditions to help ensure properties are priced appropriately while maintaining stable tenancies.

Looking Beyond the Management Fee

While it is natural for owners to compare management fees, the real value of property management is often seen in the service, guidance, and attention given to the property over time.

Careful tenant selection, regular communication, prompt attention to maintenance, and ongoing oversight of the property all play a part in protecting an owner’s investment.

At Evans Property Management our focus is on providing a thoughtful and professional service that gives owners confidence their property is being looked after properly.

If you would like to discuss your property or simply talk through what you are looking for in a property management company, please feel free to reach out to us. We are always happy to have a conversation and are here to help.
