Most first-time sellers come to me having made the decision to sell but not yet having done any of the preparation that actually affects the outcome.

In this video I walk through the four things that need to be sorted before your home goes on the market. The fourth one is the most important, and it is the one I almost never see first-time sellers doing.

It is about knowing your actual net position before you commit to anything. Not your expected sale price. What you genuinely walk away with once fees, legal costs, and any mortgage break costs are factored in.

That number matters more than the sale price itself. And it is almost never calculated until after people are already committed.

I had a client recently who called me after signing with another agent. She felt rushed. She didn't fully understand what she'd agreed to. And she wasn't sure she could do anything about it.
She could. Most sellers don't know that.
So here's what's worth knowing before you sit down with any agent. You don't have to sign anything at the first meeting. You're allowed to take the agreement home and have your lawyer look at it first. You can ask for a 60-day term instead of the standard 90, which keeps your agent accountable throughout the campaign. And if at any point you feel pressured or rushed, the Real Estate Authority has a formal complaints process. It exists exactly for situations like this.
This is your home and your decision. There is no deadline that should override your comfort and clarity.

In most NZ retirement villages, there is something called a Deferred Management Fee (DMF). When you leave, the operator retains a percentage of your entry price β€” often around 20–30%.

For example, on a $700,000 unit, that could be $140,000–$210,000.

Retirement villages can be a great option for lifestyle, security, and community β€” but it’s important to understand how the financial structure works, including ownership, fees, and resale conditions.

Something I see with first-time sellers in Tauranga more than anything else.
They come into the process thinking they are prepared. They have done the research. They know the suburb. They have a number in mind.
What they have not prepared for is how hard it is to stop owning this home emotionally while also trying to sell it practically.
Those two things are in direct conflict. And without a clear process to separate them, the emotional version almost always wins. That is when homes sit too long, offers get rejected for the wrong reasons, and sellers leave money behind.

I want to say something that does not get said enough in this industry.
Agents are genuinely undervalued in the property selling process. Not because sellers are ungrateful, but because so much of what a great agent does is invisible. The pre-qualifying that happens before an open home. The negotiation framing that starts before a buyer even makes an offer. The advice that stops a seller from making a decision that costs them tens of thousands.
If you are planning to sell in Tauranga, the most important decision you will make is not the price. It is the person you trust to guide the process.
Choose carefully. Ask the hard questions. Then let them work.

The moment you accept an offer feels like the hard part is over.

And in many ways it is. But there are still 30 to 90 days
between that accepted offer and the keys actually leaving
your hand, and a lot can happen in that time.

The conditional period. Finance approval. Building inspections.
The LIM report. Going unconditional. The pre-settlement
inspection. And finally, settlement day itself, when your
lawyer transfers the title and the funds arrive.

Each stage has things sellers get caught on. A chattel that
goes missing. A heat pump that breaks after you go
unconditional. A pre-settlement walkthrough that raises
something you weren't expecting.

Knowing what is coming means none of it surprises you.
