I’ve been delivering professional services to a number of markets around the world for over 25 years both as a business owner and as an employee. It was for this reason that I decided to start up Right Move Legal. I’ve worked in many key areas of business including Governm

ent, Banking and Telecommunications. This experience has helped me develop great communication skills dealing with all walks of life, and should you instruct Right Move Legal to act for you then you’ll soon reap the benefit of my down to earth manner. We’re excited to welcome Jennifer to the Right Move Legal team 🙌

Based at our Rotorua office, Jennifer brings a background in real estate sales, where she worked closely with clients through the buying and selling process and developed a strong understanding of the property market. Through this experience, she saw the importance of clear communication, practical guidance, and genuine support during what can often be a stressful time.

Having completed her Legal Executive studies, Jennifer is now building on that experience in the legal and conveyancing field. Combining her property knowledge with legal training, she enjoys helping clients navigate property matters with confidence and making the process as smooth and straightforward as possible ❤️

One thing I see quite often is people staying with the same bank simply because they've always been with that bank.

I've had clients tell me, "I've been with them for 30 years."

That's great loyalty, but it's still worth checking whether your lending is working for you.

When interest rates move and banks are competing for business, there can be opportunities to secure a better deal, restructure your lending, or access incentives that may outweigh the costs of refinancing.

That doesn't mean changing banks is always the right answer.

But it does mean asking the question.

The reality is that different banks are looking for different types of customers at different times, so what's available today may be very different from what was available a few years ago.

My advice? Review your lending regularly and make sure you're getting a deal that works for your circumstances.

Stay loyal to your goals first.

The April 2026 figures from REINZ show "buyer activity softens as living costs remain a consideration across key regions."

🔺 The national median sales price for last month was $775,000, down 0.6%.

🔺The total number of properties sold in New Zealand decreased by 7.9% year-on-year, from 6,797 to 6,262 sales. New Zealand, excluding Auckland, declined by 4.8% year-on-year, from 4,704 to 4,479.

🔺 The median Days to Sell for New Zealand increased by one day to 42 days. Excluding Auckland, the median Days to Sell was the same as the previous year, at 42 days.

What's the most helpful information someone can gather before making an offer?

The first answer? Your finance.

As Rob says: “No money, no happy.”

If you don’t have finance approval - or a clear understanding of your budget - there’s not much point rushing ahead.

From there, it’s about gathering as much information on the property as possible from the agent.

In competitive situations, buyers often want to make their offer as strong as they can:
✅ Fewer conditions
✅ Shorter timeframes
✅ Clear communication

But one thing we *never* recommend is skipping proper due diligence just to try and secure the property.

It’s about finding the balance between making a strong offer and still protecting yourself.

Preparation early on can make the whole process smoother 👍

The median price for the Bay of Plenty increased by 0.1% year-on-year to $820,000 📈

“First home buyers and owner-occupiers remain the most active buyer groups across the region, while investor activity was less prevalent in Tauranga.

Most vendors were accepting of current market conditions and realistic in their price expectations. Attendance at open homes remained steady and even increased for newer listings. While the number of listings has held firm so far, stock may tighten in the coming weeks, which could reduce buyer choice.

Activity in the auction room varied depending on the mix of properties set for auction that day. The overall number of active bidders has declined.

Market sentiment has shifted from a balanced environment to one that now favours buyers. Local salespeople aren’t expecting any major changes in the coming months, noting that demand for living in the region remains strong. They anticipate the winter period will track much the same as recent months, with similar levels of activity and interest."

It's a common misconception that you have to settle on the last day of the week, but that's actually a myth 👍

In fact, settling earlier in the week is something that's worth considering as there will be less competition for not only the lawyer's attention but also moving companies, cleaners - you name it!
