A warm, dry home doesn’t just feel better during Southland winters; it can leave a stronger impression when people walk through the door. Small things like heating, insulation and a cosy atmosphere can go a long way when it comes to buyer appeal.

• Open curtains during the day to let natural sunlight in
• Use thick curtains or thermal linings to help keep heat in at night
• Seal draughts around doors and windows
• Add rugs to timber or tiled floors for extra warmth and comfort
• Keep the heat pump filters clean so heating works properly
• Air the home out briefly each day to reduce dampness and condensation
• Make sure insulation is up to standard where possible

Sometimes it’s the little things that make the biggest difference before listing 👏
• Touch up scuffed paint
• Fix dripping taps or loose handles
• Replace dull light bulbs
• Freshen up gardens and outdoor areas
• Deep clean kitchens, bathrooms and windows
• Repair anything buyers might mentally add to their “to do” list

Small jobs can help your home feel more cared for, more move-in ready and ultimately leave a stronger first impression.

Buying a home is a big decision, so it pays to ask the right questions
• Why are the owners selling?
• How long has the property been on the market?
• Are there any known issues or recent repairs?
• What are the average power and heating costs?
• What are the council rates and insurance like?
• Have there been any renovations and were they consented?
• What’s included in the sale?
• What’s the neighbourhood like day to day?

You don’t need to ask everything at once, but even a couple of these can give you a much clearer picture!
