A lovely spot to take a breather 😊 This photo was taken on the Upukerora to Sinclair Road section of the cycle trail, a favourite with locals for walking, running and cycling. It’s a trail for everyone to enjoy, at whatever pace suits you.

Te Anau is starting to feel a little busier, with more visitors arriving to enjoy our beautiful area. Even so, you don’t have to go far to find a peaceful spot away from the town centre to sit for a while and take in the scenery.

One of the things I love about living here is having places like this so close to home.

While out for a drive, Kathryn's lovely repeat buyers spotted the sign on this tucked away section and quickly knew this was where they wanted to down size too. Acting quickly as there was other interest, they have secured for themselves.

After working through the subdivision process with her overseas vendors, it was lovely to see this special parcel of land sold. Congratulations to both vendor and purchaser. A great result for both!!

We had a very chilly start to the day in Te Anau at -4 degrees. The boys 🐕 🐕 wouldn't have it that their morning walk was delayed. Picked up a nice hot coffee on the way home.

Winter is here and buyers are noticing the difference. ❄️🏡

A warm, dry home doesn’t just feel better during Southland winters; it can leave a stronger impression when people walk through the door. Small things like heating, insulation and a cosy atmosphere can go a long way when it comes to buyer appeal.

• Open curtains during the day to let natural sunlight in
• Use thick curtains or thermal linings to help keep heat in at night
• Seal draughts around doors and windows
• Add rugs to timber or tiled floors for extra warmth and comfort
• Keep the heat pump filters clean so heating works properly
• Air the home out briefly each day to reduce dampness and condensation
• Make sure insulation is up to standard where possible

Sometimes it’s the little things that make the biggest difference before listing 👏
• Touch up scuffed paint
• Fix dripping taps or loose handles
• Replace dull light bulbs
• Freshen up gardens and outdoor areas
• Deep clean kitchens, bathrooms and windows
• Repair anything buyers might mentally add to their “to do” list

Small jobs can help your home feel more cared for, more move-in ready and ultimately leave a stronger first impression.

💡 Another Todd's Tip for your Monday
Buying a home is a big decision, so it pays to ask the right questions
• Why are the owners selling?
• How long has the property been on the market?
• Are there any known issues or recent repairs?
• What are the average power and heating costs?
• What are the council rates and insurance like?
• Have there been any renovations and were they consented?
• What’s included in the sale?
• What’s the neighbourhood like day to day?

You don’t need to ask everything at once, but even a couple of these can give you a much clearer picture!
