The story behind Waipiko Landing began long before the first roads and homes were built.

The land was previously a dairy farm owned by the late Len and Joyce Hatwell, who spent decades farming and caring for it as Te Awamutu continued to grow around them.

For Merv Johnston, Len’s stepson, the project carries a strong personal connection. Together with his childhood friend Dave Strachan, who also grew up nearby, Merv is now helping shape the land’s next chapter as a new neighbourhood for Te Awamutu.

It is a story grounded in local history, long-standing friendships and a shared vision for what this land can become.

A neighbourhood is about more than the homes within it. It is also the everyday moments that happen around them - taking the kids for a walk, having coffee outside or simply enjoying some open space close to home.

At Waipiko Landing, walking and cycling connections and green spaces form part of the wider masterplan, helping create a neighbourhood people can move through and enjoy.

The wetland at Waipiko Landing is a good example of how practical infrastructure can also contribute to everyday life in a neighbourhood.

Built to service Stages 1 and 2, it treats and manages stormwater as part of the development. Rather than sitting separately from the neighbourhood, it has been incorporated into the landscape, with a walkway and cycleway looping around it for residents to use and enjoy.

It brings greenery, open space and birdlife close to home, while doing an important job behind the scenes.

It is one of the ways the Waipiko Landing masterplan has been shaped around both how the neighbourhood works and how it feels to live there.

Stage 2 is taking shape at Waipiko Landing, with civil works progressing and a new selection of sections now available.

Sections are priced from $330,000, with sizes starting from 352m², giving buyers the opportunity to choose their section and work with one of the builders bringing new homes to the neighbourhood.
