REINZ has released its Monthly Property Report and HPI Monthly Data which provides a market-leading level of detail and understanding of housing activity in New Zealand. The Monthly Property Report has shown median prices for residential property across New Zealand increased by 2.4% from $820,000 in May 2021 to $840,000 in May 2022.

Jen Baird, Chief Executive at REINZ, says: "Over the course of 2021, house prices soared, largely due to supply not being able to meet demand, supported by historically low interest rates and access to capital. Measures introduced by Government — including the reintroduction of LVRs and changes to the Credit Contracts and Consumer Finance Act (CCCFA) — and the Reserve Bank OCR hikes, have affected market dynamics and we are now seeing the reverse playout. The price growth of last year is receding. "

The number one advantage between REINZ data and other housing data on the market is that REINZ has access to sales data from the time the price is locked in (unconditional data) as opposed to when the house changes hands (settlement date) which can often be weeks or months later. Therefore, REINZ data is the best and most timely measure of recent housing market activity.

The Monthly Property Report has shown median prices for residential property across New Zealand increased by 7.9% from $825,000 in March 2021 to $890,000 in March 2022.
Jen Baird, Chief Executive at REINZ, says: “Over the past three months, we have seen the shift and the market is now settling into this phase of the cycle. The last two years have benefited from an exceptional COVID-19 boost. Following this period of significant activity and growth, prices are easing and the market is returning to a more settled pace."
